More than 50,000 sq ft of grade A office space in the centre of Cardiff has been brought to market following a £8m refurbishment.
The available space on the first three floors of the One Callaghan Square office building, which extends to 94,000 sq ft and whose third and fourth floors are occupied by law firm Eversheds Sutherland, is being marketed at £25 per square foot by property advisory firm Knight Frank. It said there is already interest from potential new tenants.
The investment in the building has been overseen by Capital Trust which manages the property asset on behalf of Middle Eastern investors.
The refurbishment of the five-storey building includes a new extended double-height reception area with lounge areas, meeting booths and coffee bar. New cycle storage and ground floor showers and changing rooms have also been added.
Mark Sutton, partner in the office agency team of Knight Frank in Cardiff, said:“The work has been designed to deliver Grade A workspace with a focus on health, well-being and performance, and offers new tenants enhanced air quality, spaciousness and comfort with full-height windows for abundant natural light in a superb city centre location.”
The remaining unlet space on the first three floors totals 50,730 sq ft, with suites available from 7,000 sq ft.
The office scheme, which was originally developed by MEPC in 2002 before being acquired by Capital Trust in 2012, has gained a WELL Silver rating in the international WELL certification process to measure its commitment to well-being across 10 different categories. The scheme is in use by over 4,000 projects in more than 60 countries.

The building’s third floor was previously occupied by Eversheds Sutherland.
