Plans are in for a new housing estate in a North Wales village.
Caulmert Ltd has been appointed by Jones Bros in Ruthin to submit an application for full planning permission for 40 homes on land adjacent to Maes Llan, in Llandyrnog, near Denbigh.
The site is allocated for housing under the Denbighshire County Council Local Development Plan and already has outline permission in place.
Four of the homes - 10% of the scheme - will be classed as "affordable" and owned and operated by a social housing group.
Caulmert said: "The proposal would clearly have economic benefits, through the provision of jobs during the construction phase and new housing close to existing employment opportunities.
"Llandyrnog is identified as a village within the growth strategy of the LDP, and these villages are expected to contribute to meeting the identified local housing need of the area.
"As the site lies within the development boundary and is allocated for housing, the proposal for a residential scheme is considered acceptable in principle subject to meeting other LDP policy requirements
"The proposed development includes provision for 10% Affordable Dwellings as per the Denbighshire LDP Policies require. It is envisaged that these dwellings will be owned and operated by a Registered Social Landlord."
It will now be considered by Denbighshire council.
