Residents have said that they are "disgusted" after plans were approved for 400 new homes in their Warsop neighbourhood.
Those living near the Stonebridge Lane development have already spoken out about potential issues with flooding, road safety and infrastructure.
Yet, the decision was made on Monday, February 14, to go ahead with the development following a meeting of Mansfield District Council's planning committee.
Some local Warsop councillors have also had their say, with one councillor who has been fighting against the plans saying she was "devastated."
One resident is now also stating that the works may cause health issues for older tenants who live close to Stonebridge Lane.
Roy Butler, 75, who lives in The Hawthorns estate nearby, said: "My first reaction is disgust.
"I went to the meeting on Monday night as a speaker.
"You get four minutes to speak, which isn't long enough to pick your nose.
"The biggest problem is where it is locally and the health of the people who lives in this conclave - we're all senior citizens.
"Quite a few are ex-miners but they're suffering - a lot of them, like myself, are asthmatic.
"My next-door-but-one neighbour, he's got COPD, and there are others in the complex who have got similar sorts of things from mining.
"When these people start working [on the development] and the weather warms up it's going to be very very dusty.
"As a result of that, our health is going to suffer."
Jack Graves, 84, who lives in Sookholme Lane, said: "There's nothing we can do, it's just this parking situation.
"That's what is most pressing to me because where they're going to make the entrance into the field is opposite the only place where we can park.
"So it means that we will have to park some distance away and carry everything to the house, which is not good."
Plans for the dwellings were first put forward in 2017 and the development has been recommended for approval ahead of a meeting of Mansfield District Council's planning committee on Monday, February 14.
A total of 33 letters of objection were submitted.
Councillor Debra Barlow, Independent ward for Market Warsop, was also disappointed by the decision. She said: "Devastated.
"We knew that the development would go ahead but had hoped consideration would be given to specific points.
"One of which was the residents on the Hawthorns that live directly opposite the proposed entrance off Sookholme Lane."
The site has been designed in detail to include a mix of housing types, from 1-bed flats, to 5-bed detached properties, creating a varied character to the site.
Mansfield District Council has responded by saying that none of the statutory consultees objected to the proposals.
Martyn Saxton, Head of Planning and Regeneration at Mansfield District Council, said: “Outline planning permission was originally granted in September 2018 and this established the principle of development of the land and the means of access to a development of 400 dwellings on the site.
"The outline planning permission is subject to a legal agreement and conditions which require mitigation in respect of off-site highway works and upgrades to local primary school, GP and the public open space at Carr Lane Park.
"Some of the conditions on that application were then varied through a subsequent application, approved in August 2021.
“The application determined by the Planning Applications committee on 14 February 2022 related only to the reserved matters associated with that outline planning permission.
"These were the appearance, layout, landscaping and scale of the development. Following revisions to the original submission, none of the statutory consultees objected to the proposals and officers therefore recommended approval of the application.
"Following a detailed debate on the application, the committee resolved to approve the application.”
