What an average first-time buyer can afford in Leeds as house prices soar

First-time buyers were expected to fork out an average of almost £220,000 for their home this month.

The average asking price for a home typically bought by a first-time buyer* was £218,201, according to Rightmove monthly House Price Index. The index – and largest monthly sample of residential property prices – also revealed soaring house prices.

The UK average house price reached a record £354,564 this month, a year-on-year increase of 10.4% and the greatest rise since June 2014. The average Yorkshire house price was £230,935, a year-on-year increase of 12.4%.

For first-time buyers in the whole UK, this was a year-on-year increase of 8.4%. Buyers further up the property ladder had even bigger year-on-year price rises to contend with.

So if you are looking to buy your first home and you have an "average" budget what could you buy in Leeds? We've scoured property websites to find how far this "average" amount goes when buying a first-time buyer* home and homes in general in the city.

*Rightmove has based this on homes with two bedrooms or fewer.

There is plenty of choice but it's worth noting while £220k goes quite far in Leeds, the budget of an "average" first-time buyer here is likely to be smaller than the UK average.

City centre

This two-bedroom duplex on the aptly-named Central Road is about as central as it comes, just off Kirkgate and parallel to Briggate.

The smart flat, in grade II-listed Vassalli House, has a reasonably sized kitchen and living area on the lower level. Climb the spiral staircase to the upper level where there are two double sized bedrooms and a family bathroom.

You won't find many detached houses for £220k but here is one quaint example.

This small, but well-presented house has two bedrooms, a reasonably sized living room, kitchen and a conservatory. There's a small yard to the rear with a decent outbuilding which could be used as a gym or study.
