West End 'institution' fish and chip shop for sale for £75,000

A "well established" fish and chip shop in the West End of Glasgow is on the market for £75,000.

The Kent Chippy is in an "enviable and highly prominent trading position on Kent Road" in Finnieston, which the listing describes as "arguably the most desirable eating and drinking circuit in Glasgow".

It is the closest chippy to the Hydro concert venue, and is within a densely populated residential area. Other nearby amenities include Glasgow University, Kelvingrove Museum & Art Galleries, and Ibrox Football Stadium.

The listing states: "Our client has owned and operated the business for over 17 years, with the premises having traded as a fish and chip shop for many years before that, so it is therefore extremely well established and something of a Finnieston institution.

"The business enjoys an excellent reputation with strong online reviews, for its traditional fish & chip shop products such as fish/sausage/pudding/haggis suppers etc as well as a selection of soft drinks.

"The business was the first vegan fish and chip shop in Glasgow and offers a selection of vegan dishes also.

"The business has a loyal and regular clientele derived from local residents and surrounding businesses, the high volume of students from Glasgow University, as well as benefitting from the nearby amenities, and in particular the Hydro, given it is the closest fish & chip shop to the venue."

It continues: "Our client is selling the business to concentrate on another business venture but it is felt that the sale represents a great opportunity for a more hands on owner operator to take on this long established and well performing business that still offers further growth potential.

"The business uses a few of the main delivery platforms but it is felt there is scope to increase their own delivery service as they currently only use one delivery driver.

"There is also potential to increase the product range and introduce other product lines such as pizzas, pastas, filled rolls, kebabs etc should a new owner wish."

The inside of the property includes a customer service/waiting area to the front and a two-pan Preston & Thomas frying range. Behind the counter there are three flatscreen screens that display the menu, as well as a large Glasgow wall mural, drinks fridge, and till and ordering systems.

Additionally, a back-shop area includes "a number of fridges and freezer" and a microwave. There is also a potato storage and preparation area with chip basins and peeler & chipper machines., as well as a staff toilet and a large basement storage area.
