Unique Edinburgh flat in long lost paper mill with skyline views hits the market

A stunning property in a 'unique' Edinburgh building has joined the market.

The two bedroom home sits in an 18th century paper mill, which was converted in the last decade. The flat, which is supposedly in need of some 'light work', is currently on the market for £230,000.

Just a 20 minute walk from Waverley Station, the property boasts skyline views from the top floor of the building. The 'spacious and well-lit' home was added to the market on February 17.

The Bonnington Paper Mills are thought to have once been part of a much bigger industrial complex, most of which was demolished to make way for more modern structures. The buildings that still stand have been turned into a mix of homes and offices.

Sturrock, Armstrong and Thomson describe the property on their listing, stating: "A spacious and well-lit two-bedroom flat on the top floor of a unique converted building. The flat is an ideal purchase for a profitable buy-to-let opportunity or first time buyers seeking a modern, easily-kept property in Edinburgh’s city centre.

"In need of light work, the internal layout is well planned and provides hardwood flooring, ample storage and a sizeable entrance hallway. The property comprises; welcoming hallway including cupboard storage with combi boiler and smart meters, spacious dual aspect ling/dining area naturally lit by large Velux windows.

"The separate fitted kitchen offers plentiful storage in base and wall mounted units, gas hob and oven, cooker hood, washing machine and fridge freezer. Benefiting from an en suite shower room and generous built-in storage, the master bedroom is larger than average and stepped in design.

"The second double bedroom also offers carpeted floors and great views of Edinburgh’s Skyline. The main bathroom offers a bath, WC, wash basin and wall mounted mirror. The flat is particularly warm and is heated by gas central heating."

Papermill Wynd is quietly hidden in Edinburgh’s classical New Town, and is just a short walk to the end of Princes Street. The location offers all the convenience of city centre living, including good shops, restaurants, cinemas, gyms, cafes and bars.

The Omni Centre and the new St James Quarter are just a short walk away, and a wide choice of bus, tram and train services are readily available, and provide easy access throughout the city and surrounding areas.
