Under the hammer: Carrington sale pulls in huge result at auction

A five-year-old McDonald Jones Homes built on one of the largest residential blocks in Carrington sold for a big sum at auction on Saturday.

"The weather was hot but the negotiation was hotter and it ended up selling for $1.85 million," selling agent Patrick Skinner from Spillane Property said.

Mr Skinner said the result added to a string of high-priced sales in the suburb recently.

"We sold this one and another in Gipps Street a few weeks ago for $1.8 million as well, so Carrington is bringing in some big results," he said.

"Carrington is very sought-after at the moment.

"There have been four sales in that $1.7 million to $1.8s million bracket in the last couple of months.

"For the right properties that are turn-key, we are noticing that people are willing to spend."

The median house value in Carrington is $962,000, according to CoreLogic.

We spoke with Mr Skinner about the auction and the result:

The property: A Hamptons-style four-bedroom, two-bathroom house on a 607 square-meter block in Carrington.

The result: The property sold at auction for $1.85 million.

How many registered bidders? We had four registered bidders on the day and plenty of spectators. It was packed. I would say there were about 60-odd people watching. Everyone likes to come out and know what's happening in their area in Carrington.

What made this property special? It was one of the largest residential blocks in Carrington and it was a beautiful McDonald Jones Homes master-built home with all the bells and whistles that was built only five years ago. You just don't see new build homes in that area. It had walk-in wardrobes, heated flooring, 2.7-metre high ceilings, bamboo flooring, ducted air conditioning, plantation shutters, a gas marble fireplace, a butler's pantry, stacker doors out to the alfresco area and a huge 2.7-metre island bench in the kitchen. It was also within walking distance to local cafes, shops and the school.

Where were the buyers from? The buyer was from Queensland and was looking to relocate to the area. The other bidders were three local buyers, including one from Carrington.

How did the auction unfold? We had an opening bid of $1.1 million and then we got up to around the $1.8 million mark and went into negotiations which brought it up and we sold it for $1.85 million. It was back and forth between the bidders all the way up to $1.8 million going up in lots of fifty and one hundred and then down to twenties and tens and fives [thousands]. It went back and forth a couple of times in negotiations.

Was the result a surprise? It's hard to know how a property like this will go. It depends on how it gets received. Carrington typically has a lot of character homes, so this property Auction was very unique for the area and so it can sometimes be hard to know how it will perform. We think it's a great result for the suburb.
