Two large buildings in Butetown to be demolished amid regeneration talks

Two large industrial buildings in Cardiff are set to be demolished as discussions to re-generate the surrounding area take place. The site, based on Canal Parade in Butetown, was acquired as part of the wider Callaghan Square project.

Permission has been granted to demolish the two buildings, Alfred Cook House and Centregreat House, as well as remove smaller buildings and substations at the site. The former building is made up predominantly of brickwork but includes areas of asbestos cement cladding.

According to the planning application, the buildings will be knocked down by a controlled demolition through asbestos removal and a phasing plan. Once the buildings are knocked down, the site is to remain vacant while discussions on how to redevelop it continue.

Cardiff Council and the Welsh Government "have been engaged in discussions" about the regeneration of the site, according to the planning application, which was submitted to the council on behalf of 'the Welsh ministers.' The site, which sits next to vacant land on Canal Parade, was acquired as part of wider land assembly project in the Callaghan Square area.

The Welsh Government acquired a near five acre site south of Callaghan Square for circa £7.2m from MEPC, one of the UK's leading property developers, back in 2013, and it was confirmed that it would be selling the site in 2015. A Welsh Government spokesperson said: “We are working with Cardiff Council to include Alfred Cook House and Centregreat House in a future masterplan for the redevelopment of the sites.”
