A 12-BEDROOM hotel in East Lothian is on the market for £1.1 million.
The Open Arms in Dirleton, a family-run establishment, features 12 large double rooms, a restaurant space and a function room.
The current owners, Chris and Lyn Hansen, have managed the hotel for more than 20 years and are now looking to retire.

They noted: "It has substantial parking areas to the front and side accessed directly from the A198.
"The hotel has been extended to the rear to provide further accommodation, function facilities and kitchen areas as well as an enclosed courtyard with additional seating."

This, along with nearby beaches like Yellowcraig, draws tourists and domestic day-trippers throughout the year.

A buyer would inherit a "mature business in a prime location" with impressive Tripadvisor ratings: 5/5 for the hotel and 4.5/5 for Deveau's Restaurant.
Christie & Co also highlight the hotel's 'stable' group of staff as another benefit for potential buyers.
