A BOUTIQUE winery and cellar door in Hunter Valley wine country has hit the market.
And it could be yours for $20 million.
Calais Estate in Pokolbin has attracted strong interest from as far away as Hong Kong according to Listing agent Dane Crawford from Commercial Collective.
Positioned on 44 hectares, the estate includes a 20-acre working vineyard, winery, cellar door, a restaurant and temperature-controlled storage room.
There is also a five-bedroom, five-bathroom homestead with an in-ground pool.
With such an offering the property is expected to sell in the vicinity of $20 million, according to Mr Crawford.
He said the sale offers an established income stream, making it an ideal property for "aspiring winemakers, chefs or anyone with a love of good food and wine".
"What is exciting about this asset is that it is one of the most recognised names and estates in the region," he said.
"Calais, as a whole, is a first-class lifestyle income opportunity.
"There are a number of different arms to the Calais offering. You have the accommodation and the operating winery which also produces wine for other businesses in the region.
"It has the cellar door, the restaurant and the additional income from wedding events, so there is a number of different parts to it."
There is also potential to ultiise the undeveloped land on the property and increase the grape production from 20 acres.
"There is scope to take it up to 60 acres. All of the irrigation is in place for the grape footprint to triple," he said.
Calais Estate was founded in 1975 after the owners of the property shifted the focus from agriculture to winemaking after planting the first vines in 1971.
The award-wining winery has become a busy cellar door on the Pokolbin wine trail, offering tastings and hands-on winemaking experiences.
The on-site restaurant, Kawul, is located in the property's landmark sandstone building which features a large wrap-around verandah and seats up to 150 guests.
"In terms of the likely buyer profile, the interest that we have been fielding has been far and wide," Mr Crawford said.
"It has been interstate, national and interstate. We have had interest out of Hong Kong, so the likely end buyer is unknown at this stage but based on the interest we have now, it really is far-reaching given the nature of the opportunity at the asset itself."
The estate is owned and operated by Susan and Richard Bradley who purchased the property in 2000 after moving from Sydney.
Together with their family, the couple has operated the estate for more than 20 years during which they have undertaken an extensive beautification of the property.
The grounds have been landscaped, hundreds of trees, plants and flowers planted, and the winery, cellar door and old winemaker's cottage have been renovated.
