Think you could run a successful ski lodge? Now is your chance

Brave Canberrans hoping for a lifestyle change could be the next owners of a commercial ski lodge, an agent says.

Known as "Valhalla Lodge", the 15-bed, 15-bathroom property at 31 Candleheath Road, Perisher Valley, is listed for $2.95 million.

Inside, the lodge is characterised by wood cladding and large fireplaces.

A large communal dining room opens onto a deck, with views of the surrounding snow and wildlife.

In the winter season, you could wake up and complete a two-minute downhill ski to Perisher Resort.

Finishes in the common areas are typical of Perisher ski lodges.

But there is a catch: the lodge must be run commercially, as determined by NSW National Parks.

Selling agent Alex Cherry of Forbes Stynes Real Estate said this was the "biggest turn-off" for local buyers.

The property had been one of his most inquired about this year, though private buyers were hesitant.

"Mum and pop [operations] could take this on as a passion project," he said.

"But it is a lifestyle choice. If they're willing, they can go and ski for a couple of days a week and still have an income. It certainly takes a certain type of person to do that."

Mr Cherry said there had been a "small amount of international interest", but the most common demographic looking at the property was Sydney-based companies.

Some school groups had also inquired.

Under the rules for the property, there is potential for a members only or family area at the lodge.

"If you go into it with some mates, it works out fairly cheap across a few families," Mr Cherry said.

"A lot of people are seeing value in owning something that big."

At neighbouring Thredbo, record prices are being paid that outpace much of the market.

But this lodge could be lucrative for the right private buyer.

There are 30-bed licences in place for the property, meaning a large number of guests could be brought through.

The lodge is among only a handful of guest-only accommodation sites in Perisher Valley, meaning there are no members.

Under the current owners, a peak season room for four starts at just shy of $2000 a night.

In the Christmas period, the same room is listed for $1100.

The lodge sits on national crown land and therefore is a leasehold estate.
