A caravan in a field overlooking one of the most beautiful corners of Wales has come onto the market for around the same price as a two-bed south Wales valleys terrace, but the comparable price is where the similarity ends.
The £150,000 guide price for the caravan and 0.5 acre special spot within the Area of Outstanding Natural Beauty on the south coast of the Llyn Peninsula, overlooking Porth Neigwl, might raise some eyebrows, but this property sale is so rare and unique it will probably be bought for more when it goes to informal tender via the selling agent.
And the views that the owner will be waking up to when they throw open the caravan doors are pretty priceless - an uninterrupted, sweeping, panoramic beach and sea view over the bay to Cilan Headland to the south easterly direction and Mynydd Rhiw to the south westerley direction.

The site has been in the same family ownership for nearly 30 years, who have used it for holiday breaks by the sea enjoying the fabulous surf at this Blue Flag Award-winning beach in Gwynedd, also known as Hell's Mouth. Website, Visit Wales, describes the beach as being a favourite with surfers and kayakers because it benefits from being exposed to the full force of the Atlantic Ocean, creating large waves.
The current owner of this unique site on the clifftop regards the sand reef below Siop Penrallt as the quietest and one of the best longboard surfing spots in southern Britain, and there is access to the beach directly via the clay cliffs, but for a more sedate stroll to the sands there's a footpath higher up the road from the site that descends to the beach.
There has been a van in this field for over 60 years, resulting in the rare situation of the council giving permission for it to stay on site. This particular van has been happily enjoying the mesmerising, panoramic coastal view since 2011, and in 2022 Cyngor Gwynedd Council granted a Lawful Development Certificate for the retention of a static caravan on the site for holiday purposes, with further details available on the council's website via reference C22/0220/30/TC.
Martin Lewthwaite, Beresford Adams Abersoch branch manager, explained: "The council doesn't normally allow caravans and mobile homes to be granted on individual sites, it has to be part of an existing caravan park normally, or if you've got a caravan within the curtilage of your own house, they allow that, but they don't normally allow a caravan to be sited on an individual plot of land like this."
He added: "But this caravan has been on this plot for in excess of 30 years and the laws were different to what they are now, so they have granted it as a lawful use to remain there. And it can be used any time of the year. Caravan parks are sometimes limited to be used between March and October each year, but this van can be used any time of the year, but just not as a permanent dwelling."
There is vehicle access to the 0.5 acre field which can be used for parking, as well as all the alfresco dining and family and friends social gatherings a new buyer can pack into their holiday stay.
Martin said the current van could be replaced with a newer version should a new owner want to upgrade the accommodation but that it must have wheels and be able to be moved if required, so a static caravan or static structure, or a permanent structure with a foundation is definitely not a possibility.
He added: "There's no services, no electricity, no water and no drainage so any buyer has to investigate that with Dwr Cymru and Scottish Power to get power and facilities to the site, or bring their own diesel generator."
But this sale is so unique, how did Martin value the caravan and the land with no direct comparables in the area? He said: "The beach is outstanding, the walks second to none and the coastal and peninsula landscape a joy to behold.
"It's a wonderful spot, to be right on the coastline above a famous beach, it's pretty unique, so we based the price on what caravans and chalets make on park sites on Llyn Peninsula, but with this one, you can own your own land - you have the freehold and are not dictated to on how much rent you have to pay every year. There's more freedom than at a caravan park."
