LONDON

Sir Devonshire Square, City

The first UK Sir hotel opens in Devonshire Square this year (Sir Devonshire Square)

With its cloistered, leafy feel, Devonshire Square is a welcome sanctuary steps from Liverpool Street Station’s rush – and a low-key locale for the first UK branch of Sir Hotels. With existing locations in Amsterdam, Spain, Germany and the Czech Republic, the group takes an indie approach to modern luxury with one-off décor inspired by its surrounding neighbourhood. Opening in April, Sir Devonshire Square will have its own botanical courtyard, yoga studio and members’ club, The Cover.

The Chancery Rosewood, Mayfair

Because one ultra-glam Rosewood isn’t enough, the capital is about to get a sequel to the Holborn original – this time, in ever-exclusive Mayfair. Fittingly for the top-tier American hotel group, it will be set in the former US Embassy in Grosvenor Square, a Grade-II-listed 1960s mid-century landmark by architect Eero Saarinen. The vast administrative space is being reimagined with retail outlets, wellbeing centre, multiple restaurants and 146 plush rooms in what is sure to be a singular luxury experience.

Six Senses London, Bayswater

Wellness super-brand Six Senses lands this year in the iconic former Whitleys shopping centre building in Bayswater. Hyde Park, Notting Hill and Paddington Basin are at your fingertips for exploring, though frankly the real draw lies indoors: a sprawling spa space complete with 20m indoor swimming pool, relaxation room and techy fitness equipment. Expect co-working spaces and destination restaurants too.

Marking its UK debut in style, Auberge Resorts Collection will manage Mayfair’s new Cambridge House, a Grade-I-listed Palladian mansion hotel and private members’ club within the £1 billion Piccadilly Estate regeneration project. The high-end American brand’s seamless service and on-point dining experiences meet Georgian grandeur, open-air jasmine courtyard and two-storey spa with hydrotherapy pools and fire-pit-warmed relaxation lounge.

The Other House Covent Garden

A brand new hotel in the WC2E postcode – that is, Covent Garden – is a rare thing indeed, particularly on the scale expected of The Other House when it opens in late 2025. From a members’ club with rooftop bar to a subterranean vitality pool, the Wellington Street build is designed to appeal to locals as much as visitors. Outlandish prints and moody lighting will suit style mavens, while apartment-type rooms with kitchenettes and weekly cleans provide practicality for longer stays of up to six months or more.

The Zetter Bloomsbury

Long-running favourite The Zetter manages to strike an atmospheric sweet spot somewhere between Dickensian-era townhouse and home of a wealthy friend. It’s now growing its Clerkenwell and Marylebone duo into a trio, opening in literary quarter Bloomsbury, near the British Museum, in mid-2025. Expect Georgian-inspired interiors with modern flair (earthy-toned fabrics, mismatched prints), a tree-dotted garden terrace and light-flooded restaurant.

House of Gods, Canary Wharf

Fighting the enduring trend for Scandi minimalism, House of Gods – which has its original locations in Edinburgh and Glasgow – endorses a more-is-more aesthetic, with swathes of animal print, heavy drapes, disco balls and copper rolltop baths as standard. Now their sexy opulence is moving in a fresh direction towards suited-and-booted Canary Wharf, where it will shake up the largely business-bland hotel scene with sultry tassels and brooding colour palettes.

Fowlescombe Farm, Devon

Caitlin Owens, who has worked at Four Seasons London and for Relais & Châteaux in Switzerland, is revamping her family’s Dartmoor farm to create a new regenerative accommodation experience showcasing the delicious localism of South Devon. From this spring eight earthy-luxe suites in a converted farmstead will feature beds using wool from the farm’s own sheep, while field-to-fork dining from chef Tom Westerland stars garden and pasture bounty in a daily-changing four-course menu.

voco Zeal Exeter Science Park, Devon

Opening on the grounds of Exeter Science Park in February, voco Zeal is taking sustainability to another level, baking it into the DNA of the hotel from building to (eventual) destruction – resulting in a lifecycle net zero carbon hotel. The day-to-day running will be eco-considered too, with sustainable produce in the open-plan kitchen restaurant and EV charging points in the parking lot.

Hotel Gotham Newcastle

Oozing art deco swagger – think monochrome carpets, arched bedframes and punchy pops of bright red and turquoise – Hotel Gotham brings retro flair to its new location in Newcastle, the brand’s third launch following openings in Manchester and Bristol. The Pilgrim Street stay will channel bygone golden age glamour, with fizz-soaked restaurant meals, plush fabrics and 1920s-inspired stylings in rooms.

We’ve been waiting more than two years for the arrival of Mollie’s Manchester, set in the famed 1950s Granada Studios where the Beatles made their first TV appearance. Finally set to debut in late summer, it will come complete with its own diner, live music venue and art space – plus rooms dressed in trendy terrazzo and coddling oak. Choose from snug formats for a one-night crash, more spacious suites or bunk-bed-style arrangements sleeping four.

The Gallivant Littlestone Beach, Kent

This spring cult Camber Sands stay The Gallivant gets a sequel just along the coast: a small-scale, adults-only pad, host to only 13 rooms. Steps from the sandy shores, The Gallivant Littlestone Beach will have 1920s-tinged interiors inspired by the Hamptons and a Nordic spa with sauna to warm you up after bracing sea swims. We’re looking forward to helping ourselves to the honesty bar following dinner overlooking the White Cliffs of Dover.

The Alfriston, East Sussex

Walkers looking to explore the South Downs National Park have a prime new place the stay from this March, when The Alfriston opens in its namesake village in Wealden. Just a few dozen rooms will be circled by rambling grounds with a vegetable and herb garden, while a brasserie will have views over lawns towards the sea. After brekkie in the light-flooded orangery take to the spa for a massage – or hike the scenic Alfriston and River Cuckmere circular.

Portrush Adelphi Hotel, County Antrim
