The houses you can buy in Cardiff for the city's new average price of £295,000

House prices in Wales have risen again and are up nearly 10% on the same time last year. The average price of a house in Wales is now £233,361, with an annual rise of 9.7% and a 3% increase on the last quarter.

The Wales House Price Index from the Principality Building Society shows prices rose to £233,361 in the first quarter of 2022 (January-March) with every Welsh local authority but one experiencing a rise in house prices when compared annually. Denbighshire is the only area to have seen an annual decline with prices there 6% lower than they were last year.

However elsewhere in Wales a handful of areas recorded double-digit percentage increases. Pembrokeshire, Merthyr Tydfil, Ceredigion, Carmarthenshire, and Blaenau Gwent all saw annual rises of more than 13% while house prices in Monmouthshire were 18.8% higher than they were 12 months ago. Property portal Rightmove says Wales is in the grip of a "spring market frenzy".

Wales' capital has not been immune from this trend either with prices in Cardiff rising by 8.4% on last year and 5.3% on the final quarter of 2021. The average house price in Cardiff is the third-highest in Wales with only Monmouthshire (£378,228) and Vale of Glamorgan (£312,381) recording higher. It is nearly £50,000 higher than the average price in Newport and nearly £70,000 more than the average price in Swansea. According to figures from the Office for National Statistics (ONS) the average house price in the UK is £274,000.

House prices in the capital have soared in recent years, growing twice as fast as wages since 2006. In much sought-after areas of the capital such as Canton and Pontcanna prices have increased by up to 9% in the last 12 months alone while some houses across the city are selling for in excess of £75,000 more than their asking price.
