The fastest-selling homes in Greater Manchester that were snapped up in record time

January is usually considered a slower period for the property market, but this month has witnessed a surge in house sales.

Described as the 'busiest ever' start to a new year by Rightmove, demand for people looking to sell up and move homes in 2022 is extremely high.

But due to a lack of properties coming onto the market, competition among buyers is reportedly double what it was this time last year.

This means that the few homes that are currently available to buy are being snapped up fast by keen house-hunters.

And in Greater Manchester this is no different, as homes have been flying off the market much quicker than usual - with some properties being sold in under 48 hours.

Here we look at some of the fastest-selling properties across the region so far in 2022 with properties from Purplebricks.

The majority of these homes had lots of interest from multiple buyers and sold for over the asking price in less than two weeks.

Middle Hillgate, Stockport

This two-bed flat in Stockport town centre sold in just two days.

Listed on January 9, the second floor apartment attracted many potential buyers and sold for above the asking price.

The flat has an open-plan living area, fitted kitchen, two large bedrooms and a bathroom, and benefits from a private balcony.

The town centre location is what the estate agent believes made the apartment so popular, along with its shared ownership.

“This property sold very quickly, in just two days, and went for over the asking price," said Sarah Pownall.

"As it’s shared equity, the property offered an affordable way for someone to live within the town centre, making it appealing to a wide audience.”

High Bank Road, Droylsden

In Tameside, this semi-detached home was snapped up quickly by a house-hunter.

The two-bedroom property in the town of Droylsden was listed January 4 and sold within six days for well above the asking price.

Having been extended and recently renovated, the home was considered 'ready to move into' and ideal for first-time buyers.

The property briefly comprises of an entrance hall, lounge, kitchen, utility room, two double bedrooms and a bathroom with a garden and patio area to the rear.

Estate agent Dan Berry said: “This two bedroom property sold well over asking price and within 6 days. With over 35 viewings it was very popular with buyers.

"I think it sold so quickly because it has been fully modernised, which appeals to many buyers. It has great transport links including the Metrolink on its doorstep, and this part of Manchester is very popular with investors at the moment.

"The buyer is currently overseas, so the 3D tour allowed them to view the property from abroad before one of their contacts came to view the property in person.”

Milwain Road, Burnage

This semi-detached home in Burnage was on the market for less than a week.

Sold for above the asking price, the three-bed period property is generously sized and retains many of its original features.

Although in need of modernising throughout, it was considered a great investment and after being listed on January 6 it had 25 viewing requests.

The home is made up of a porch, lounge and dining room, kitchen, three bedrooms and a family bathroom, with a driveway to the front and a garden at the back.

“This three bedroom semi-detached property was on the market less than a week," said estate agent Tanya Woodward.

"It had 25 viewing requests but the first buyer didn’t mess about and they were the ones to make an offer and purchase the property, offering over the asking price.”

Fernlea Crescent, Swinton

Listed on New Years Day was this three-bed property in Swinton.

After being on the market for two weeks, the semi-detached home sold for much more than the asking price.

The ideal family home has been extended and modernised throughout and consists of an entrance hall, living room, dining room, kitchen, two double bedrooms, a single bedroom and a bathroom.

This property also boasts a loft room, rear and front gardens, a driveway and garage.

Estate agent Adam Geal said: “This lovely three bedroom property sold in two weeks and for over the asking price.

"It proved popular with buyers due to the condition of the house and its location, with excellent access to the M60 motorway network with direct routes and transport links into Manchester city centre.”

Thursby Walk, Middleton

This semi-detached home in Middleton sold quickly and for more than the asking price.

The three-bed property was listed for sale on January 2 and had nine offers from keen house-hunters.

With modern interior throughout, the home has an entrance hall, living room, kitchen dining room, two double bedrooms, a single bedroom and a bathroom.

It also benefits from a spacious front garden, back garden and a large driveway.

“This three bedroom semi-detached property had nine offers and sold over asking price," said estate agent Adam Geal.

"I think it was so popular with buyers because of its location and the modern interior which appeals to many buyers.”

Virginia Drive, Swinton

There has been lots of competition among buyers for homes in Greater Manchester (Purplebricks)

Listed on the first day of January was this semi-detached home in Swinton.

The modern three-bed property sold in less than two weeks, with two buyers competing to secure it.

Situated on a new-build estate, the three storey family home is made up of an entrance hallway, living room, kitchen dining area, two double bedrooms and a bathroom.

The master bedroom is located on the second floor with its own en-suite.

Further benefits of this home include a landscaped garden, double driveway to the side and nearby transport links into Manchester city centre.
