The average house price in every area of Greater Manchester as of July

House prices in Greater Manchester differ drastically from one borough to the next, and with the figures changing each and every month, it can be difficult to keep up.

Knowing the average price of homes across the region can help house hunters decide where is the most affordable place to live, and can also help those looking to sell up to know much homes are typically going for in their local area.

Greater Manchester has an overall average property price of £231,344, according to Rightmove, but across each of the region's 10 boroughs, there are an array of different suburbs, towns and villages each with their own varying house prices.

When comparing the region's most expensive areas such as Hale and Bowdon in Trafford, to the cheapest areas of Platt Bridge and Ince in Wigan - the difference in affordability is huge.

Using data from the HM Land Registry, we've pulled together a list of the average house price recorded in July for the main areas in each of the region's 10 boroughs.

Bolton

Properties in Bolton had an average price of £194,623 over the last year. House prices in the borough are fairly similar to the previous year, but are up 18% on the 2019 peak of £165,555.

The cheapest area to live in Bolton is Farnworth, whereas the most expensive is Westhoughton.

Bury

Bury has an overall average price of £223,566, with the majority of sales during the last year being terraced properties.

Prices in Bury are 2% down on the previous year and 16% up on the 2019 peak of £192,925. Prestwich is the borough's most expensive area to live, and Radcliffe is the cheapest.

Manchester

The average house price across the whole of Manchester was £240,867 over the last year. Prices were 1% down on the previous year and 17% up on the 2019 peak of £206,153.

The most expensive part of the borough is Didsbury, whereas the most affordable is Harpurhey.

Oldham

Properties in Oldham had an overall average price of £174,359 over the last year, with the majority of sales being terraced properties.

House prices are similar to the previous year and are 21% up on the 2019 peak of £144,207. Hollinwood is the borough's cheapest area to live, with Saddleworth the least affordable.

Rochdale

House prices in Rochdale were around £182,233 over the last year, which were 4% down on the previous year and 13% up on the 2019 peak of £161,065.

The majority of sales in Rochdale are terraced properties, selling for an average price of £130,661. House prices in Bamford are the highest in the borough, and in Castleton they are the lowest.

Salford

Properties in Salford have an overall average house price of £228,226. The majority of sales in the borough over the last year were flats, selling for an average price of £196,357.

Overall, sold prices in Salford were 1% down on the previous year and 15% up on the 2019 peak of £199,061. The cheapest part of the borough to live is Salford Quays, with the most expensive area being Boothstown.

Stockport house prices averaged at around £291,815 over the last year. Semi-detached properties are the most popular homes sold in the borough, selling for an average price of £295,689.

The cheapest part of the borough is Reddish, whereas the most expensive is Bramhall.

Tameside

Homes in Tameside sold for an average price of £194,066 over the last year. The majority of sales in Tameside during the last year were terraced properties, selling for an average price of £160,755.

Overall, house prices in the borough were 2% up on the previous year and 17% up on the 2019 peak of £166,494. Tameside's cheapest area to live is Ashton-under-Lyne, and the most expensive area is Broadbottom.

Trafford is the most expensive borough to buy a home, with an average price of £373,973. The majority of sales in Trafford during the last year were semi-detached properties, selling for an average price of £381,194.

House prices in the borough were similar to the previous year and 19% up on the 2019 peak of £313,559. The priciest area to buy a home is Bowdon and the cheapest is Partington.

Wigan  is the cheapest borough to buy a home, with an average house price of  £166,793. Terraced properties sold for an average of £121,296, with detached properties fetching £303,600.

The cheapest part of the borough is Ince and the most expensive area to live is Standish. Overall, house prices in Wigan over the last year were up 3% on the previous year.
