The £2.5m dream home right on the beach with a private slipway to the sea

Most driveways flow effortlessly onto a residential street, but the owners of this house have a drive which continues as a private slipway straight onto the beach and to the sea beyond.

The slipway is just one of the many unique charms of this beachside abode that make it a property of many people's seaside dreams, right on the front line of the beach, with the garden literally spilling over onto the sand below.

And that beach that this fabulously located home calls its direct neighbour is the sandy shore that flanks the village of Rhosneigr on the Isle of Anglesey, just up the coast from the estate that William and Kate, the new Prince and Princess of Wales, once called home.

Website Visit Anglesey loves this stretch of the island's coastline - which consists of a delightful duo of beaches Traeth Crigyll and Traeth Llydan - for many reasons and they all contributed to the location winning a Green Coast seaside award.

The award is given to the most untouched and beautiful beaches that also have excellent water quality and high environmental standards, and Rhosneigr can offer this environment as well as a visual and tactile contrast of rugged, rocky outcrops and undulating, soft sand dunes.

From sedate strolls along the sand to a popular hub for all watersports, the coast at Rhosneigr can offer all levels of activity accompanied by nature's glorious coast and countryside as the backdrop that all happily contribute to the location's Green Coast status.

And all this can be seen or done directly from the garden of this beachside dream home. A daily walk on the beach or paddle in the crystal clear water is surely a highlight of life, accompanied by a private garden lawn and terrace with uninterrupted, sweeping views for relaxing and dining out once the seaside exercise is over.

The seafront at Rhosneigr comprises a row of detached houses from different eras but all happy to call the beachside their home. This is followed by a row of terraced properties that are then joined by more detached period houses before the seafront turns a corner and a coast road whisks you away from the village.

But before you leave, a look around this substantial and handsome home called St David's is recommended. From the huge windows with impressive sea views to the calm and tasteful interior design, the property is a perfect place with a peaceful atmosphere to relax and enjoy its enviable location.

From alfresco dining on the terrace to jumping off the rear garden wall onto the sand, from sitting at one of the big bay windows and watching the wildlife and weather provide entertainment, to watching people enjoy the beauty of the coast next to you, the house has all you could hope for in a seaside home, topped off nicely by that private slipway for your boat.

The light and bright hall sets the peaceful atmosphere, with glass doors to the lounge meaning the sea view is present from the moment you arrive.

Sea facing, the house offers three reception rooms - a study, then the main living room with the benefit of a box bay window big enough to welcome two lucky people to park themselves within it, surrounded by the mesmerising view via its three aspects.

And if you fancy popping out into the garden or inviting the refreshing sea breezes inside, the sliding doors at the front of the bay can happily oblige.

Next to the central living room is a formal dining room that can also boast a box bay window with sliding doors, and this gets you out onto the substantial, sunny terrace.

The kitchen breakfast room sits behind the dining room and is another sociable, light and bright space that connects directly to the garden terrace, this time through a single door.

Off the kitchen is a peaceful, separate snug that could easily be another bedroom, media room, playroom or study - away from the distraction of the sea view.

The house does not appear to be listed, as it is not included on Cadw's website, so a reconfiguration of these ground floor rooms could be considered if planning and budget allow.

From knocking down internal walls to create a masterpiece of a kitchen diner and living room that could run the whole width of the sea facing side of the house, to the creation of an annexe at the village facing side of the property where the kitchen and snug used to be - the imagination is only curbed by the size of a budget and any possible planning issues.

If more accommodation is needed as a separate annex, or if a holiday let is an option to provide income to help run your new home in such a beautiful location, then the detached garage might be an option, subject to planning permission, as it already has plumbing and power in the utility room and the cloakroom that hide inside it.

The ground floor also offers a large bathroom and cloakroom / shower room so there are plenty of options for an internal annexe or fifth ensuite bedroom on this level, should these be required by the new owner.

Upstairs there are four bedrooms off a large, central landing and there's no doubt the master is the one to initially catch the eye, with its own luxury ensuite that includes a bath with a beach view and a double sink and double shower.

The master suite balcony that faces the sea cleverly makes use of the top of the living room's box bay window below. It is, of course one, of the prime spots in this dream home to enjoy its dream location from this elevated position.

The adjacent second bedroom can also impress with its own balcony, again making use of the top of the ground floor bay window of the dining room.

There are two further bedrooms on this floor, joined by a family bathroom and a separate shower room, meaning this house has four bathrooms to choose from as the place to de-sand yourself after an enjoyable day at the beach next door.

The house is called St David's and, according to the agent selling the home, it is a rare beast indeed. It not only offers a potential buyer one of only a few homes in the area right next to the beach, but it is also the first time the house has come onto the market for decades.

The house by the beach with room and access for the boat too is for sale with a guide price of £2.5m with Savills, call the Chester branch on 01244 323232 to find out more.
