Calvary Health Care is selling off a large corner block site opposite the Mater Newcastle hospital in Waratah.
The property comprises six titles in one line at 1, 3 and 5 Edith Street and 38, 40 and 42 Lorna Street across a total site area of 3,156.50 square metres.
The potential development site is listed for sale via expressions of interest with Ben Robinson and Nick Christensen at Colliers Newcastle.
Price expectations are in the early to mid $4 million range.
"The site offers a variety of development options that would compliment the surrounding operations," Mr Robinson said.
"Given the corner position, elongated frontages with dual access as well as six separate titles there is flexibility to develop the entire site or look at multiple development outcomes."
The site allows for a maximum building height of 8.5 metres.
Potential redevelopment options include centre-based childcare, educational establishments, hospitals and tourist accommodation.
Mr Robinson said the listing had drawn interest from a mix of buyers since it hit the market a week ago.
"There have been good levels of enquiry in the early stages of the campaign, with a range of interest anticipated from childcare developers, medical operators and developers, as well as aged care and disability accommodation providers," he said.
CoreLogic records show Calvary Health Care acquired 1 Edith Street in 2008 for $240,000; 3 Edith Street for $330,000 in 2013 and 5 Edith Street in 2014 for $375,000.
The adjoining properties were purchased between 2008 and 2011: $305,000 for 38 Lorna Street; $500,000 for 40 Lorna Street; and $340,000 for 42 Lorna Street.
