Shared Ownership homes unveiled for major development north of Bristol

A range of one, two and three bedroom Shared Ownership homes have been unveiled for a development in Yate by housing association Bromford.

Ladden Garden Village, just off Clayhill Drive, is described as a brand-new mixed tenure development with schools, shops and other amenities also under construction. The development has been designed around the principles of a Garden Village, which "combines traditional design with contemporary craftmanship, creating vibrant and healthy places".

Homeowners at Ladden Garden Village will have benefits including enhanced green open spaces, sports pitches and playgrounds. The Shared Ownership properties, which give first-time buyers and those who do not currently own a property, the opportunity to secure a new build home, range from one and two-bedroom apartments and two and three-bedroom houses.

These properties are also said to have been specially-designed to meet the demands of modern living, making them ideal for couples and young families. The Shared Ownership aspect will see homebuyers paying a mortgage on the share they own, paying rent on the remaining share, meaning only a smaller deposit is required.

One of the properties already available for prospective buyers to enquire about is a two bedroom home known as 'The Falcon' - a semi-detached house with a stylish wrap-around kitchen and open plan living/dining area, as well as a door connecting to a south-facing garden, making for a great space to relax or entertain.

This home is completed with two double bedrooms, a contemporary bathroom, downstairs cloakroom and lots of storage space.

Catherine Jarrett, Director of Sales and Marketing at Bromford, said: “We are delighted to have unveiled our wonderful Shared Ownership homes at Ladden Garden Village. At Bromford, we pride ourselves on providing South Gloucestershire locals with affordable homes amongst a thriving community, with public open spaces and a host of local amenities nearby.

“We’d encourage any property seekers who are interested in making a move to Ladden Garden Village to get in touch with our sales team and register their interest.”

Bellway's Ladden Garden Village is well-connected, while also being situated in the heart of the countryside. Yate is just 10 miles away from Bristol city centre and is home to its own leisure centre, shopping centre and a range of attractions - there's also a range of schools in the area, while the universities of both Bristol and Bath are each less than 20 miles away.

What's more, Yate train station is just over a 10-minute drive away and the development is just a 15-minute drive from junction 18 of the M4 and easily accessible to the M5 (just a 20-minute drive away).

It's worth noting that the Shared Ownership homes at the development have been built specifically to meet the needs of local people, and priority will be given to those who have a connection to South Gloucestershire Council. The local area connection is based on buyers having been a resident or employed within the area for two to five years, or having family connections who have lived in the area for at least three years.

Rachel Way, Sales Manager for Bellway South West, said: "Shared Ownership remains one of the most affordable ways for first-time buyers, and those who don't pay a mortgage on a property, to secure a new-build home.

"Ladden Garden Village already has a strong community forming, with more than a third of Bellway's properties sold. Bellway is proud to deliver thousands of affordable homes every year, and working alongside Bromford we have a commitment to do so here in Yate as well.

"We have seen a lot of people move out of Bristol into areas with a more rural feel now working from home is far more common. These properties, along with our existing homes at Ladden Garden Village, offer professionals working from home the perfect chance to create an ideal work zone.

"The location of the development is on the edge of the south Gloucestershire countryside which means residents will have picturesque scenes right on their doorstep as well as being a mile and a half from Yate town centre, two miles from Chipping Sodbury and just 12 miles from Bristol."
