Semi-detached home with huge 'potential' to improve on the market for £260,000

A Wirral home has been listed for sale that has been described as having ‘potential to improve.’

The New Brighton semi is in need of modernisation but could provide the perfect opportunity for someone to create their own ‘dream’ home. Based on Holland Road, just a stone’s throw away from the River Mersey, the property had views of the waterfront.

Altogether there are six bedrooms, however being split over three levels and boasting large rooms, there is the possibility of restructuring. It’s on the market for offers in the region of £260,000.

Properties in New Brighton had an overall average price of £205,985 over the last year, according to Rightmove. Most sales in the area during the last year were semi-detached properties, selling for an average price of £257,147.

While terraced properties sold for an average of £178,583, with flats fetching £136,705. All together, sold prices in New Brighton over the last year were 10% up on the previous year and 16% up on the 2019 peak of £177,920.

The price of the Holland Road home reflects the need for modernisation and refurbishment. Similar sized homes within a mile radius of the home are priced much higher.

Homes for sale on Hamilton Road, Stoneby Drive and Martins Lane are on sale for £450,000 and £325,000. While on Zetland Road and Sea Road, properties are listed for sale over the half a million price tag , at £575,000 and £800,000 respectively.

Images from both inside and outside of the property show that the home is in need of renovation. The entrance is at the side of the house, the front door opens into a porch area and an L-shape hallway.

Setting out the tone for the rest of the property, the hallway is in need of new furnishings. The ground floor features a front living room with bay windows, a second sitting room, a kitchen and dining room. These areas could be knocked through, to create an open plan kitchen/diner.

The staircase rises to the first-floor bedrooms and contains great storage underneath. On the top two floors are six of the bedrooms.

However bedroom four is currently set out as a kitchenette but would make a single room. The rooms on the top floor make use of a Velux skylight to the landing.

The property needs a scheme of renovation and would benefit from some restructuring downstairs to really maximize space. The rear garden currently contains outbuildings and is paved with borders.
