A second application to build a retirement living complex on the footprint of another historic Altrincham pub has been refused again. Trafford council's planners have turned down the application to put 59 apartments and nine cottages for retirees where the Hare and Hounds Hotel now stands on Wood Lane, Timperley.
As reported by the Local Democracy Reporting Service, a similar application for the nearby Pelican Inn on Manchester Road has also been rejected on appeal by a planning inspector. Both the Pelican Inn and the Hare and Hounds are 'non-designated heritage assets' (NDHAs) in the eyes of Trafford council.
The Hare and Hounds decision read: "The proposed development would lead to the total loss of an NDHA which would have an adverse and irreversible impact on its significance. On balance, the benefits of the scheme would not outweigh the severe harm that would be caused to this NDHA."

The decision also said that the development would lead to the loss of 'a functioning public house as a local community facility'. It also said the proposed development would 'introduce an uncharacteristic and visually inappropriate development in this prominent location which would cause significant harm to the character of the area'.
"It fails to provide a good standard of external amenity space for future residents," it said. The applicant is Planning Issues Ltd, based at Ringwood in Hampshire.
Meanwhile the decisions on both The Pelican Inn and the Hare and Hounds have been welcomed by the Trafford and Hulme branch of the Campaign for Real Ale (CAMRA). Public affairs officer Tim Field told the Local Democracy Reporting Service: "It's really pleasing that the Trafford planning authority is recognising what valuable assets pubs like the Hare and Hounds and Pelican can be. We can only hope that this continues."
