'Secluded' home with a pool is a stone's throw away from Pinewoods

A luxury home has come on the market in Merseyside, that’s just a stone’s throw away from a natural beauty spot.

The four bedroom detached house is close to the National Trust’s Formby Pinewoods. Home to the red squirrel, the area is also popular due to its dunes and beach.

Found on Birch Green, the home includes many desirable features including a bar and snooker room, an indoor pool and hot tub. Despite its closeness to ‘Millionaires Row’ it’s listed for sale with Karen Parks, with offers over £925,000.

According to Rightmove’s sales data, properties in Formby had an overall average price of £361,665 over the last year. Most of the sales during the last year were semi-detached properties, selling for an average price of £290,354.

While detached properties sold for an average of £520,628, with flats fetching £177,458.Overall, sold prices in Formby over the last year were 4% up on the previous year and 11% up on the 2019 peak of £325,479.

Despite being higher than the average for the area, the Birch Green home is off one of Merseyside’s most affluent roads. Nicknamed Millionaire’s Row, Victoria Road is known to be an exclusive stretch of real estate, thanks to the 60 homes that occupy it.

Many of the homes exceed the £1m mark, with some properties thought to be worth multi-million pounds. Due to its expensive property, the road has attracted many celebrities over the years.

Jurgen Klopp, Wayne and Coleen Rooney, John Parrott and Brendan Rogers are just some of the big names to have lived in the area. With electric gates, gyms, pools and cinemas being just some of the many luxuries in the homes, it’s no wonder the properties often top the list of some of the most expensive sold in Merseyside.

Close to Birch Green, a similar sized home is currently for sale for £995,000 on Freshfield Road. While another home, of a similar size, is under offer just 0.2miles away after being listed for £1,095,000 on Victoria Road.

Images on Rightmove show that the home is "secluded" behind a large drive, with enough space for multiple cars to park. On the lower level the home opens up to a hallway, with a toilet. It's made up mainly of family rooms, including a large kitchen diner as well as a separate formal dining room.

To the back of the property is a large "entertainment" area, with a snooker room and bar. In the room there are patio doors - one leading into the side garden/courtyard and one giving access into the pool.

There is a pool and separate hot tub, as well as a changing room with shower, hand wash basin and toilet. There is space and electrics next to the changing room for a sauna or steam room. There's also an area next to the pool, that's currently being used for gym equipment.

To the first floor are four double bedrooms, with the main bedroom benefitting from a dressing area and ensuite bathroom. The remaining three bedrooms share a family bathroom.

The back garden has a large paved area leading out from the patio doors and bi-fold doors. There's also a lawn boarded by mature bushes. While leading out from the snooker room is a side garden/courtyard with an area laid to lawn and a pond.
