Sadiq Khan confirms plan for almost 300 affordable homes next to North Middlesex University Hospital

Sir Sadiq Khan has confirmed plans to deliver almost 300 new affordable homes on land next to a north London hospital.

The scheme at North Middlesex University Hospital in Upper Edmonton will include low-rise flats and terraced properties ranging from one to four bedrooms in size, and “will meet the highest standards of design and energy efficiency”, according to the mayor’s office.

In total, 284 properties are proposed for construction, half of which would be available at a social rent and the other half for shared ownership.

The project has been more than half a decade in the making, as the homes will be built on a 1.77 hectare site purchased by City Hall in packages in 2019 and 2022.

Confirmation that the scheme will soon be submitted for planning permission came this week after Vistry Group was selected - following an extensive bidding process - to develop the homes in partnership with the Hyde Group housing association.

“I’m determined to do everything in my power to make housing more affordable and sustainable for Londoners, which is why I’m partnering with Vistry Group to deliver 284 new homes at North Middlesex University Hospital – a 100 per cent genuinely affordable housing scheme,” said Sir Sadiq.

“In addition to delivering much needed new homes, this landmark development will feature new green spaces and first-class community facilities – including a nursery and café – serving not only future residents, but the wider community as a whole.

“Tackling housing pressures in the capital and delivering affordable new homes for Londoners remains a top priority for me as we work together to build a better, fairer London for everyone.”

All of the homes are proposed to be “dual aspect” - meaning they will have openable windows facing at least two directions - and will be triple glazed, “with enhanced ventilation and insulation”, the mayor’s team said.

The project’s environmental credentials have also been boosted by the fact that the homes will be connected to Enfield’s new borough-wide energy network, which will directly provide them with low carbon heat and eliminates the need for individual boilers. City Hall points out that this will reduce energy costs for future residents.

“Drawing on our extensive experience in delivering transformational residential-led projects in London, this mixed-use development will not only provide much-needed homes but also new office space,” said Kevin Delve, managing director of Vistry East London.

“We will also deliver a new park, café, and nursery, ensuring long-term benefits for the wider community and helping to create a thriving, well-connected place for people to live and work.”

Andy Hulme, chief executive of the Hyde Group, added: “By creating new public open space and community facilities, the scheme will also benefit key workers at North Middlesex University Hospital and the wider Enfield community.

“We’d like to thank the Greater London Authority (GLA) for partnering with us and Vistry to build these desperately needed affordable homes and create a thriving new community in our capital.”

Ayten Guzel, Enfield Council’s cabinet member for housing, welcomed the project and said his borough “we will continue working with the GLA and the Government to find further ways to provide more affordable housing in Enfield in the near future”.
