Renovated home doubles its asking price

An "exceptional luxury" home has been put on the market that costs more than a million pound.

The five bedroom detached home has been recently renovated "top-to-bottom" which has added a significant value to the property. Found on Firs Lane, in Appleton, Warrington, the house is listed for offers over £2,000,000.

New refurbishments include a redesigned living space, en-suite bathrooms in all the bedrooms and a indoor swimming pool with leisure facilities. According to the Land Registry, when the home was first sold it was valued at £475,000 in 2001. Since then it has been sold twice, with it selling in 2007 for 79% more than the original sale price at £850,000.

According to Rightmove, properties in Appleton had an overall average price of £403,682 over the last year which is significantly higher than most Merseyside areas. Most of the sales in the area during the last year were semi-detached properties, selling for an average price of £357,611.

While detached properties sold for an average of £610,145, with terraced properties fetching £267,479. Overall, sold prices in Appleton over the last year were 6% down on the previous year and 3% up on the 2018 peak of £390,072.

Despite the averages not making it anywhere near the million pound mark, similar sized listings, within half a mile of this home have been sold for more than £1m. A home on Field Lane, just 0.1miles away, is under offer after being listed for £1,285,000.

Another property, on Windmill Lane, also within walking distance, sold after being put on the market for a whopping £1,950,000. While it’s unclear how much the home sold for, in April 2022, it’s not unusual for homes to sell for over the listing price in the current buyer's climate.

Images on Rightmove show the home has been completed to a “high standard” throughout. Highlights include a pool room, gym, cinema area, bar and large garden.

One of its many qualities is its spacious living areas, with the home spanning across more than 6000 sq ft, over three floors. One of the bedrooms, found on the top floor, is spread across the whole level with its own dressing room, lounge, bathroom and eaves storage.

Thanks to recent renovations, all of the remaining four bedrooms have their own en-suite bathroom, with some also featuring dressing rooms. The two rooms to the back also boast Juliet balconies offering views over the garden.

For additional privacy, there’s an enclosed garden with a lawn and patio areas, while to the front there is a large driveway secluded behind a gated entrance. There’s also a separate detached double garage for additional storage.

The Savills listing reads: “Exceptional luxury house with indoor pool and spectacular principal suite spanning the entire second floor. “Recently subject to a top-to-bottom, high specification renovation, the property has been carefully and cleverly redesigned to optimise and enhance space, creating a perfect balance of luxury finish and ease of living.”
