Plans lodged for new nine storey hotel beside Arnotts

A developer is set lodge plans this week for a brand new nine-storey hotel beside the iconic Arnotts department store in Dublin city centre.

Developer Noel Smyth's Fitzwilliam Real Estate is seeking approval for the 24-bed hotel on Henry Street. Under the proposed plans, the new hotel would include a two-storey element with set-backs over Arnotts, as well as three-storey element with setbacks over Arnotts' multi-storey car-park.

The plans would see the demolition and decommissioning of the top three open air levels of Arnotts multi-storey car-park, and see the loss of 145 car spaces. The new application comes 10 months after the developer previously sought permission for a 12-storey, 159-unit 'build to rent scheme' on the same site.

Earlier this year, a request was made by Dublin City Council for further information on the scheme. The applicants also sought a six month extension to submit the new information.

Four years ago in October 2018, Mr Smyth secured permission for a nine-storey 257-bedroom hotel on the same site and with no substantial works on that scheme advanced, planning permission will have now lapsed necessitating the new application.

However, at the time the scheme was subject to two objections. It also received support from Failte Ireland with the tourism agency telling Dublin City Council that the hotel "would be a valuable addition to the accommodation stock in Dublin" and would go some way to "addressing the accommodation challenge" being faced by the city.

It comes as last week, the iconic Buswells Hotel on Molesworth Street was put up for sale for an asking price of €22 million. The 67-bed hotel, which is across the road from the Dail, is popular among politicians, journalists and international tourists.

In addition, a submission for a new hotel and "licensed restaurant" at the historic Merchant's Arch was also lodged with Dublin City Council last month. A second Rock of Culture protest to try save the beer garden from demolition is set to take place on Thursday, September 22, at 1pm outside the An Bord Pleanala offices on Marlborough Street.
