Plans for new Edinburgh homes and offices near railway opposed by locals

Proposals for new homes, a retail unit and office space have been put to Edinburgh Council.

The plans, which come from ATW Chartered Architects, would see the development at Meadowbank Terrace - bordered by the railway line. A short walk from Holyrood Park, the proposals were made in late March.

Yet to be approved, they already have three objections from local residents - and zero supporting comments.

In their application, ATW said: “This application would provide eight good quality, car-free homes in walking distance of Holyrood Park.

"The proposal seeks to complete Meadowbank Terrace with a modern contextual design, removing the blight of an advertising hoarding & ad- hoc infrastructure. We believe that this application for new housing will make a positive contribution to the city.

"The site is proposed to be developed as car-free housing, with eight two bed flats and one office unit.

“The height of the building follows the surrounding context of tenements with a maximum of five storeys. The existing sub-station on the site is to be relocated and early liaison with Scottish Power has confirmed the viability of this.”

The applicant has confirmed no buildings in the immediate surrounding area and listed, and the site is not within a conservation area. The plot is however on the edge of a protected skyline view.

ATM continued: “The immediate streetscape of Meadowbank Terrace is defined by tenement blocks of three to five storeys.

“The northern side of the application site is bordered by a railway line. London Road to the north is well served by public transport.

“The site is a 17 minute walk to the Scottish Parliament, 13 minutes on the bus to Princes Street, and less than 100 metres from Holyrood Park.”

Noted in the application is the number of developments in the area, which mark a ‘significant change’ to London Road. It’s said that the plans would be part of a shift towards residential in the neighbourhood.
