New plans have been unveiled for an apartment project in Birmingham city centre - half the size of the previously consented scheme on the same site.
Developer and investor Urban Vision is behind the plans at 100 Broad Street where it wants to build a 32-storey tower containing 294 apartments to rent and ground-floor commercial and leisure space.
It announced last year that it had acquired the plot, at the corner with Ryland Street opposite the Fiveways Entertainment Centre, from Euro Property Investments.
That developer originally won consent in 2020 shortly before the onset of the covid-19 pandemic for a 61-storey tower containing 503 apartments, shops, amenities and a sky restaurant and bar in a glass 'crown' at the top of the building - said to be the highest in the UK outside of London.
It would have become Birmingham's tallest building.
Urban Vision is due to launch a public consultation next week into its own proposals ahead of submitting a planning application, most likely later this year.
Director Nigel Robson said: "Our proposals for a build-to-rent development at 100 Broad Street will be among the most sustainable in Birmingham and add real value to the city's skyline. The site has long been earmarked for development as part of a Broad Street area which has seen significant planned growth.
"Indeed, the site has historically benefitted from planning consent for a 61-storey building although this proposal was found to be undeliverable.
"We are now proposing a smaller building but one which is clearly deliverable and can set a new standard for tall buildings in Birmingham. It includes exciting ground-floor retail, outdoor amenities and communal space.
"We are looking forward to hearing the views of residents through a public consultation taking place over the coming weeks and encourage people to get involved."
The application site is under an acre in size and is currently occupied by an office block called Centennial House which would be demolished.
A separate mixed-use, residential-led scheme is currently under construction on the opposite corner of Ryland Street.
US developer Cortland is heading the scheme, called Cortland Broad Street, which is led by a 35-storey tower containing 440 apartments along with commercial space and other amenities, due to complete early next year.
Other tall towers which have opened on Broad Street in recent years include Moda Living's 42-storey residential scheme called The Mercian and The Bank which is directly opposite and comprises two blocks of 22 and 33 storeys respectively.
