Plans for inner north brick cottages to be demolished for apartments

A row of one-storey houses in Canberra's inner north could be demolished for apartments as development rates in the area climb.

108 Goodwin Street and the surrounding blocks each contain brick cottages, but a development application has been lodged for the sites.

Blocks 16, 17, 18 and 19 of section 45 would be consolidated under the plans. A variation of the Crown lease has been applied for.

The plan includes 40 one-, two- and three-bedroom units across four storeys.

The ground floor would include 10 units, two of which are proposed to have an accessible bathroom and a study.

A gym and communal area is also included on the ground floor.

The other floors would be largely the same configuration and include at least one accessible bathroom per floor.

At its tallest point, the building would reach 13 metres, compared with the existing three-metre dwellings.

The plan includes 67 car spaces, most of which would be across two levels of underground parking. Three ground level visitor car parks would also be built.

If the application is approved, three trees would be removed, including two protected ones.

They would be replaced with at least 10 new trees and new shrubbery, along with retained trees around the perimeter of the complex.

Waste would be collected from within the site, via a shared driveway on Goodwin Street.

The area is about 900 metres from Dickson shops and eateries and near to the Mouat Street bus stop or Dickson light rail interchange.

The proposal follows an uptick in development in neighbouring Dickson, where real estate agents have described appetite for new housing as "proven".

Sale and development of neighbouring blocks has proven profitable for inner north home owners.

Eastern areas of Lyneham, which currently have one and two-storey dwellings, are now tipped by industry experts to go through a similar boom under RZ4 zoning in the updated territory plan.

The application is open for public comment until October 21.
