Plans have been tabled for 471 homes in the Pendleton area of Salford. The scheme is seen as part of the next phase of the regeneration of the area around Clarendon Park.
Included in the scheme are additional tree and vegetation planting, rain gardens, wetlands as well as the provision of two play areas, new play equipment, a multi-use games area and skatepark. Also proposed are new and enhanced pedestrian and cycle routes and an allotment for community use.
The development will provide a mix of house types and intergenerational living including one and two-bed apartments, alongside two, three, and four-bed homes as well as properties designated to accommodate older people.

Some 30 per cent of properties will be affordable homes for rent and shared ownership and all would be highly energy-efficient, low-carbon homes.
The scheme has been drawn up by a joint venture between SP+ and Lovell Together, a joint venture between Lovell Partnerships and Together Housing Group.

“The Pendleton project demonstrates that it is possible to create much-needed homes, have a strong focus on sustainability, and develop a true neighbourhood where residents can fulfil their personal and professional ambitions while having pride in where they live."

Stantec – previously Barton Willmore – has developed the masterplan for the latest phase, and has been commissioned to provide planning, architecture, and landscape architecture services.
Eddisons, Strategic Sports Consultancy and Amenity Tree are also advising SP+ and Lovell Together on the project.
This next phase will go towards the project’s aim of creating more than 2,000 new and refurbished properties in Pendleton. The second phase, known as Spinners Quarter, is currently being delivered by Lovell Together and will see the creation of a new community consisting of 127 energy-efficient and affordable homes.
