Plan for 150-year-old Bolton Technical School building to be ‘brought back to former glory’

A developer wishes to bring a grand Bolton town centre building ‘back to its former glory’ by converting it into 22 apartments.

The former Bolton Technical School, which is in the Mawdsley Street conservation area, close to Nelson Square, is currently vacant and described as ‘in a state of disrepair’.

Warrington based developers Pod Property have lodged the application with Bolton Council.

In a planning statement supporting the proposals, they said: “The proposals aim to restore an attractive building to it’s former glory which will aid the regeneration of the neighbourhood which will in turn, increase the activity of an underutilised area of the town centre.

“The proposal is located on the edge of the civic and retail core, which retains much of its 19th century townscape.

“It’s potential as a residential regeneration area has already been established, with nearby development in progress.

“This is enhanced by an ideal location in the town centre, excellent access to transport links, and potential linkages with the nearby evening economy and retail core.”

The former Technical College was built in Italianate style in 1868-70.

It was originally the Mechanics Institute and became the technical school in 1891.

More recently it had been used health studio, gym and sauna and venue for exercise and dance classes.

Images of the current state of the interior of the building show it in a poor state.

The planning statement, said: “The interior of the building shows poor condition throughout.

“The building retains little original features internally and requires extension refurbishment and restoration to ensure rooms meet all required regulations.”

The proposals say they wish to create 22 apartments over the basement floor to the second floor.

The report, adds: “High ceilings have been taken advantage of with mezzanine levels on both the ground and first floors creating interesting dual height spaces.

“A mix of one and two bedroom apartments are contained within the proposal.”

Planners will decide on the plans in the next few weeks.
