Housebuilder Persimmon has launched a new 178 home development at St Modwen’s £1bn Glan Llyn regeneration scheme in Newport.
The properties, which forms part of Persimmon’s Springfield Meadows scheme, will include 18 social homes in partnership with housing association Pobl. In a phased release of properties to the market, the first homes will be completed this summer. Depending on market conditions the development is scheduled for completion in 2027.
The wider Glan Llyn scheme continues to transform the 600-acre former Llanwern Steelworks site into a residential and business development.
Persimmon said its Springfield Meadows development has been designed to meet the needs of first-time buyers, families and people moving up the property ladder.
Commenting on the launch of the site, Persimmon Homes East Wales Sales Director, Victoria Williams said:“We are very excited to launch this new development at Llanwern in Newport, working with key partners such as Newport City Council, St Modwen and Pobl, to deliver quality new homes for local people. The new site will provide a range of quality new two, three, four and five-bedroom homes. Prices at the development start from £ 220,995 to £404,995.
Persimmon said it would interested in further schemes at Glan Llyn through the release of new parcels of land from St Modwen.

Once complete, Glan Llyn will provide around 4,000 new homes.
Moreover, Pobl has been secured planning consent to build 36 new homes on land south of Dol y Dderwen, at Llangain in Carmarthenshire.
The development will be mixed tenure, with homes for market sale, shared ownership, and affordable rent. All the homes will feature an air source heat pump and hot water cylinder.

Pobl recently secured a new £50m funding line from Principality Building Society to support its goal of building 10,000 new affordable homes. Pobl, which is the biggest housing association in Wales, aims is to build 10,000 new energy efficient affordable homes across Wales by 2030.
The properties will be built with the latest green technology and building materials, in line with the group’s net zero standard.
