Owners give Georgian home for sale 'extravagant' refurbishment

A new period property has gone on the market in Merseyside, that has undergone an "extravagant" refurbishment.

The Georgian villa, in Oxton Village, boasts five double bedrooms and four bathrooms spread across three floors. It's described as being a "desirable" house for a large family.

Called Rowantree, the detached home has a guide price of £1,120,000. With the home expected to sell for over a million pounds, it benefits from an outdoor kitchen, a wine cellar, multiple reception rooms and a dressing room.

According to Rightmove’s sales data, properties in Oxton had an overall average price of £202,644 over the last year. Most of the sales during the last year were semi-detached properties, selling for an average price of £255,154.

Terraced properties sold for an average of £134,731, with flats fetching £123,133. Overall, sold prices in the area over the last year were 4% down on the previous year and 7% up on the 2020 peak of £189,442.

Homes such as Rowantree have a significantly higher value but since not many reach the market, it’s more difficult to calculate an average price. Other homes on Rose Mount however have sold after being listed for £700,000, £522,500 and £450,000 in the last two years.

Images of the property show that despite being a Georgian property it has been tastefully revamped, offering modern luxuries alongside period character. The lower ground floor is centred around a large kitchen diner which is "dramatically" accessed by a glass panelled and oak staircase.

Also separate from the kitchen area is a large utility room, wine cellar and toilet. From here there's also access to an outside entertainment area and kitchen which is perfect for the summer months and is a seamless extension of the home.

Next to the kitchen is a cloak room and living room which is incorporated into the open plan space. Throughout, the home benefits from new windows, including bi-fold doors , underfloor heating and other modern luxuries.

A similar traditional style is also repeated over all three floors, including ceiling roses and hard wood flooring. Three of the five bedrooms have en-suite bathrooms, with the remaining two sharing a family bathroom. The main bedroom also has a dressing room.

The Brennan Ayre O'Neill listing reads: "Of course, Georgian homes are one of the very most highly desirable homes, generating much interest and attention when coming to market. Rowantree is no exception, for this is a beautiful home set in the heart of Oxton village.

"The origins of Rowantree are Georgian, the house being extended within early Victorian times to cater for a larger family. During very recent times 2019/2020, Rowantree underwent a seriously detailed and somewhat extravagant refurbishment scheme, the end results of which are now here, laid out for you in our presentation in readiness of a sale."
