The owner of high-end Newcastle building company MADE Architectural Constructions has listed his renovated terrace at 29 Bruce Street, Cooks Hill.
The terrace dates back to 1900 but only a few original features remain, with the majority of the home a newly built construction comprising a clever floorplan created to accommodate modern living by the team at The Junction-based Space Design Architecture.
"It is pretty much a brand new build from the ground up," MADE owner Guy Bunder said.
"The only original elements that remained were the two external walls and a couple of internal brick walls and a small section of the roof."
The terrace features a master suite with ensuite and walk-in robe, with an additional two bedrooms and bathrooms, plus an open-plan living space on the top level that creates a seamless flow between indoors and the verandah courtesy of bi-fold doors and a vertical stacking glazed window that allows for privacy and weatherproofing.
The end result is a luxurious and modern take on the classic terrace design featured in homes across Cooks Hill, with crisp white walls and black framed windows and doors.
"We went through five or six floorplans to try to be as ergonomic as possible given the space is tight, so there are some unique uses of space in the house but fundamentally we got a lot in," he said.
"We tried to bring in a lot of natural light, [that] was another important part of it because terraces typically don't have a lot of exposure to daylight, so adding a couple of skylights and a void has really helped."
Bespoke finishes in American walnut timber and Venetian plaster are complemented by Travertine wall and floor tiles, custom recessed drapes, high-end kitchen appliances, and gun-metal tapware.
"We tried to keep traditional features so we used 300 millimetre skirting boards throughout and retained the high three metre ceilings downstairs."
The open-plan living, dining and kitchen area, one of the bedrooms and a bathroom are positioned upstairs, while the master suite, along with a flexible third bedroom/second living space, and third bathroom are downstairs.
Other features include ducted air conditioning and recessed lighting.
"Our business is building high-end architectural homes, so we tried to bring that level of finish to a terrace that we hadn't really seen before," he said.
"We were trying to put our stamp on it."
Bunder has flipped a string of properties over the years and plans to build his own family home on the vacant block next door.
The property goes to auction on September 28 with a guide of $1.8 to $2 million, listed with agent Jesse Wilton at PRD Presence Newcastle.
