Only Merseyside area where house prices fell during the pandemic

People have given their opinions on why they think house prices fell in one area of Sefton when all other areas' prices rose.

Litherland was the only ward in the borough to see house prices fall between June 2020 and June 2021, with the average house price falling by a drastic £23,000 in comparison to neighbouring wards such as Derby which had an increase of £6,425, Ford which had an increase of £7,750 and Linacre that increased by 11,625. People living in the area were left stumped by the recent figures released by the Office for National Statistics.

The figures show the average house price in the ward being £115,500, falling from £138,500. Despite this, people said that had seen houses selling for upwards of £160,000.

One man living in Litherland said his neighbour bought their house for £30,000 and sold it for £160,000. Barry told the ECHO he thinks any reduction in house prices might be due to the business of Church Road.

He said: "I don't know, this is a nice part of Litherland but I really don't know [house prices fell]. I'm shocked that they've dropped because houses around here seem to be going up. As scary as it is now, shootings and stabbings go on all across Liverpool and nothing much goes on around here.

"The only thing I can think of is the dual carriageway. There have been a lot of protests at Rimrose Valley and to do with Church Road getting busier.

I went to Peel Ports the other day and you can see how busy it's getting. I know the port is really really busy which affects Church Road but as to why the house prices are going down I really don't know."

Despite the house prices falling across the board in Litherland, if you break the figures down semi-detached houses increased in value by £2,005. The median house price went from £152,995 in June 2020 to £155,000 in June 2021.

Although semi-detached houses went up in price, houses across the board decreased in value.

One woman said: "This house here sold for £160k, there’s one around the corner that’s sold for the same. If people are happy with the price that’s why they’re selling them. I wouldn’t have said they’ve done down at all."

Another man who said he'd lived in the area for more than 20 years said: "That’s baffled me, the houses around here have been selling at a profit so I’m not sure where they’ve got those numbers from. The house across the park sold for a lot more than it was bought for so I’m not sure where that’s come from. It doesn’t bother me anyway, I’m not going anywhere."
