One room wonders: 10 of the best London studios for sale for less than £300,000, from Bow to Bounds Green

In 2023 London, the studio flat represents something of a contradiction. It is both a byword for try-your-luck landlords who have carved a distinct address from very little — and a symbol of aspiration for the 30- and 40-somethings languishing in house shares.

The pandemic did little to budge asking prices, which at an average of £217,960 are broadly in line with 2019 figures, according to Hamptons.

How studios will fare amid the latest mortgage turmoil is yet to be seen — the latest data suggests a four per cent upswing over the last year — but those in it for the long haul should look for features beyond four walls.

With that in mind, we’ve selected 10 of the best on the market now.

Acton, W3

£290,000

Churchfield Road, W3 (Foxtons)

Five minutes from Acton Central tube station, this bright split-level studio has a separate kitchen and a characterful living space with an exposed brick wall. A double eaves storage space, reached by a ladder, is a quirky bonus.

Foxtons, 020 3907 2865

Earls Court, SW3

£299,950

Warwick Road, SW3 (Chestertons)

Though the kitchen could do with an upgrade, this good-size studio on the lower ground floor of Victorian conversion is a cut above the average basement flat, thanks to its access to private Philbeach Gardens. The purchase also includes a share of the freehold.

Chestertons, 020 3879 1508

Lewisham, SE13

£250,000

Cornmill Lane, SE13 (Ludlow Thompson)

This sixth-floor studio near the station has been smartly designed with a distinct kitchen area, partitioned bedroom and a generous bathroom that could be reconfigured. There’s also a balcony and access to a communal roof terrace. Chain-free.

Ludlow Thompson, 020 3840 3771

Ealing, W5

£250,000

Hanger Lane, W5 (Go View London)

On the top floor of an attractive block near Hanger Hill Park, this almost 400 square foot studio has a separate kitchen, good in-built storage and access to landscaped gardens. Sweeteners include a share of the freehold and no chain.

Go View London, 020 3840 3338

Whitechapel, E1

£285,000

Greatorex Street, E1 (Foxtons)

Well-placed for Brick Lane and City commutes, this compact studio is on the fourth floor of a modern low-rise block on the Whitechapel Spitalfields border. It benefits from floor-to-ceiling windows and an EPC B rating.

Foxtons, 020 3834 7993

Telegraph Hill, SE14

£195,000

Waller Road, SE14 (Conran Estates)

At almost 500 square feet, this period fixer-upper with its own entrance is far larger than the average studio. It sits in the Telegraph Hill conservation area and is within walking distance of Queen’s Road Peckham and New Cross Gate stations.

Conran Estates, 020 3834 8665

Bounds Green, N11

£250,000

Maidstone Road, N11 (Philip Alexander)

Minutes from the Piccadilly Line at Bounds Green tube, plus a cluster of local shops and cafes on the main road, this newly refurbished studio has a smart kitchen and wood flooring throughout. It’s on sale with no onward chain.

Philip Alexander, 020 3889 1414

Bow, E3

£260,000

Stafford Road, E3 (Keatons)

A stylish studio on the ground floor of a low-rise block in the heart of Bow, with its own entrance onto communal gardens. The location offers unrivalled access to public green space, including Victoria Park within a ten minute walk.
