With the housing market in many areas of Wales still very busy, stoked to red hot levels by the Covid-19 pandemic, it can be hard to find a bargain. And when you do there is going to be a reason, or maybe a collection of reasons, why the price is so low.
One of the cheapest houses for sale in Wales has gone on the market with a guide price of just £32,000 and from the outside it looks cute. But there's nothing cute and adorable about what is waiting to greet you - a full, 'back to bricks' renovation project.
But although that means hard work and more budget it also means potential and if you sell it on possible profit too.

Or you could be a first-time buyer just itching to get on the first rung of the property ladder, even if this particular rung is a bit wobbly with all the work you need to do.
Photographs show that the one-bed, mid-terrace cottage on King Street, Brynmawr, needs a fair bit of work. But, agents say, once completed the compact property could become a well-connected, bijou home close to the arterial A465 Heads of the Valley road.
So the location could be ideal for a first-time buyer, especially if they are keen to get stuck into a renovation that makes this sweet cottage their own, bringing it into the present by dragging it out of the past. They will have to bring the whole range of power tools and experience of renovating with them, or a team of tradespeople, as every room needs extensive work.
On the ground floor there's a lounge, dining room, kitchen and shower room and to the first floor there are two rooms connected, one the large bedroom and one a small, interconnected annexe above.
The cottage screams potential, subject to planning consent, to extend at the rear as the back garden is disproportionately huge compared to the house.
There could also be the possibility of creating off-road parking within the front garden too, as this is also a good size. The auction house selling the property states that the home has double glazing and is obviously sold vacant possession as it is unliveable at the moment, even though it has a kitchen and bathroom still in place.
Gemma Vaughan, of Newport-based Paul Fosh Auctions who are selling the property, says: "This endearing one bedroom cottage-style property at 245 King Street, Brymawr, offers much potential. It does require full renovation but offers scope for extending, subject to the relevant planning consents.
Gemma goes on to say it would make an ideal investment for those looking to renovate and resell, or even those looking for a Buy to Let property, with some rental properties in the area achieving approximately £500-£600 per calendar month depending on standard.
The property is going under the online hammer with a guide price of £32,000 with Paul Fosh Auctions, starting from 12 noon on Tuesday, April 12 and ending 5pm on Thursday, April 14.
