A Newport industrial area could be knocked down to build new homes.
Planning permission has been submitted by Adra Homes Ltd on behalf of Pobl Group to turn the vacant units at 1-4 Trostrey Street in St Julians into nine dwellings.
The proposals are for six three-bedroom homes and three two-bedroom homes.

The proposals would offer nine off-street parking spaces, which is a shortfall of two spaces. A parking survey found that while parking demand is “high” on the street among permit holders, there is “ample” space in nearby streets - namely Turner Street and Caerleon Road.
The assessment also said due to the “nature of the proposed use, levels of car ownership are low”.
The building is currently partly occupied by traders including a mechanic. A design and access statement reads: “The site has been vacant many times and is currently only partially occupied. An opportunity exists to provide a suitable beneficial reuse of the site and provide much needed housing in an area identified by Pobl and Newpot Housing, and prevent the site becoming a target for anti-social behaviour.”
The statement also concludes that the development would “assist the regeneration of an urban area”.

A flood consequence assessment explains that the area, which is 200m west of the River Usk, is classified as "highly vulnerable" to flooding.
The application reads: “Development Advice Maps issued by the Welsh Government indicate that the site is within flood risk zone C1, defined as an area of the floodplain which is developed and served by significant infrastructure, including flood defences. This development is classified and 'highly vulnerable' by TAN 15.”
The design and access statement adds: “Whilst predicted flood depths for the surrounding roads and land areas exceed the TAN 15 suggested tolerable conditions for the 0.1% flood event, the alteration of ground levels outside the development footprint is beyond the control of the client. Residents can reach dry ground within a few hundred metres to the east, along Caerleon Road.”
The proposals will now go before Newport council’s planning committee.
