Benton could be home to a new Lidl and a drive-thru Greggs if councillors approve plans submitted by Northumberland Estates.
The property firm has applied to demolish a Mercedes dealership, Bell Truck and Van, on Bellway Industrial Estate. If approved, the site could house a 1,895 square metre Lidl and a 168 square metre Greggs.
Northumberland Estates also proposes 135 new car parking spaces. As a result of the proposed development, 50 new full-time equivalent jobs could be created.
According to council documents, the dealership has secured planning permission for a new site in Team Valley that suits its business needs better, so no jobs will be lost on the estate.
Michael O’Driscoll, Northumberland Estate's commercial property investment director said: “We purchased the Bell Van Truck and Van site in 2019 as we already owned the adjoining retail park. At the time of purchase, we were aware that Bell Truck and Van would be vacating the premises to relocate to a purpose-built site in Team Valley, which is due for completion this summer.
"Northumberland Estates are currently considering options for the site going forward and are in talks with several prospective occupiers. We are confident that new tenants will be announced soon, bringing further investment and job opportunities to the area.”
North Tyneside councillors have been recommended by council officers to approve the plans. However, some consultees are less keen on the project.
Tracey Tierney, a North Tyneside Council's regeneration and economic development team member, emailed other council officers and said: "The Regeneration team are prioritising the borough’s town centres to revitalise our high streets and build back better following the impact the pandemic has had on town centres across the UK. Out-of-town retail sites such as this one deters retail investment from town centres which will only exacerbate the current issues."
Councillors will decide on the application on January 17 2023.
