New housing development near West Lothian village gets go-ahead

The green light has been given to a new housing development near a West Lothian village.

Planning permission in principal has been granted for a new 54-home residential development at Broompark Nursery, East Calder.

The applicants Broompark Holdings, say the 2.22 Ha site will feature a mix of two, three, four and five bedroom cottage flats, terraced, semi-detached and detached houses, with 14 affordable homes on the site.

The new Broompark Development will feature six housing association two bedroom homes and eight housing association three bedroom houses.

The agents for the developers, MKA Economics, said in their report: “Based on the proposed densities across a minimum of 54 residential units, the completed development is expected to be home to 167 residents, approximately 125 of which would be new to West Lothian.

“The increase in population would have a permanent effect on supporting population growth in the local area, and a permanent effect on the local area through increased levels of income, investment as well as creating employment opportunities.

“As noted above the number of new residents is likely to be higher than those presented above as the homes being proposed are expected to attract more younger people and people of working age.”

“Community services and infrastructure of importance to local residents include health care facilities, educational institutions and local amenity spaces, as well as other resources which contribute to the well-being of local neighbourhoods. Community infrastructure and services located within the local area have been reviewed in order to assess the likely social effects of the proposed development.

“For the purposes of the impact on the community assets in the area, an assessment has been made of the proposed residential development of 54 homes one which generates an additional 130 new residents. This would have an effect on local health, education and open space provision.

“The proposed development benefits from its close proximity to Livingston as well as a number of local GPs, pharmacies, opticians and dental practise within East Calder itself.

“The capacity and occupancies of the local health facilities are not available publicly. However the number of facilities present in the local area suggests the new residents from the proposed development can be accommodated adequately. “
