'Neglected and overgrown' house could be knocked down

Ten new flats could be built in plans “to revitalise a neglected and overgrown site” with the existing house to be knocked down.

The new “high quality” flats would be built where Woodland House currently sits on Westwood Road close to Upton train station in Wirral. The original proposal was for 12 flats but this has been cut down to 10.

Nine of the flats will be within the main building while the tenth will be in the roof space. Unique Living Group, a development company based in Liverpool is behind the application.

Each flat will have the space for two large double bedrooms with most flats coming with one en-suite and a larger bathroom. The kitchen, living room, and dining space will be open plan with a utility room as well.

There will also be a “communal garden space” which the application says could be used by everyone living in the flats.

The application said: “The new design has been created using traditional proportions and fenestration patterns to replicate the few surrounding properties that do have some historic character.

"The bay windows and window boxes further draw inspiration from the surrounding area.”

There will be lift access to most of the flats with the designs built with accessibility and space to manoeuvre. The flats, if approved, would be taken over by a management company once they were built.

There won’t be any affordable housing on the site but 2% of the overall market value for all the flats would be used by the council to find affordable housing in other developments.

There are 46 trees and bushes on the site with 16 of these and one hedge to be removed. Another 10 could be removed if required or considered necessary. The application says mature trees will be retained if they are healthy and are a “positive feature” to the site.

A consultation will end on December 5 with a decision expected by February.

This week, officers approved to turn the ground floor of the former The Cock and Donkey pub in Rock Ferry into flats.

The old pub is on Old Chester Road near the Lidl with the ground floor of the vacant pub now becoming two studio flats after Wirral Council approved the change of use.

The upper floors have already been converted to residential use with the ground floor being vacant for three years.

It has been approved with requirements for storage of rubbish as well as secure bike facilities.
