More than 150 homes to be built in Mansfield after plans approved

More than 150 homes will be built in a Nottinghamshire town after plans were given the go ahead. A total of 169 homes will be built on land off Old Newark Road and Redruth Drive, Mansfield, after Mansfield District Council gave permission for the project at a planning committee on November 21.

The application was first presented to the planning committee in 2020 but was deferred pending further investigations into the potential option of Sherwood Avenue to the east being used as site access. The housing development will include 124 two, three, and four-bedroom houses and 45 flats.

A variety of open spaces were included in the plans, with informal recreation spaces and green spaces outlined in planning documents. There will also be play areas, skateboard parks, and outdoor basketball hoops for children.

Nottinghamshire County Council said there would be no need for the developer to contribute. The authority did, however, ask for a secondary contribution of £708,858 and a post-16 contribution of £131,270 to be used towards improving, remodelling, enhancing, or expanding facilities.

The County Council also sought a contribution of £253,162 towards junction capacity improvements within Mansfield and a Bus Stop Infrastructure contribution of £57,400. Nottinghamshire CCG asked for £91,576 to go towards healthcare for residents.

In a planning document, Angus Meek Architects, on behalf of applicant O'Connell Property Ltd, said: "The site aims to provide a sustainable development through the creation of new homes in close proximity to local services, places of work and transport options and by supporting and improving cycle and connection links. Dwellings will be energy efficient and facilitate renewable technology to be installed and utilise sustainable drainage design to responsibly accommodate stormwater distribution to the existing watercourse."
