Plans for 168 homes on the site of the former British Vita factory in Salford have been approved with developers agreeing to cough up £1.15million for playing fields, parks and lush meadows. The Kellen Homes and Rock development will take shape after the derelict building on Seaford Road, which the coated fabrics company vacated in 2009, has been demolished.
Salford's planning and transportation regulatory panel has given the green light to a mix of 72 houses and 96 apartments in a private rental scheme (PRS). But the developers have also agreed to foot the bill for a host of community projects, known as a Section 106 agreement.
The biggest chunk of the cash will be £693,170 spent on Bolton Road Playing Fields with site infrastructure including knee rails and sports provision and play and similar facilities at Albert Park where there will be an outdoor gym and nature (biodiversity) projects. At Green Grosvenor Park there will be an outdoor gym and biodiversity projects.

A further £250K will be spent on walking and cycling improvements to the Frederick Road corridor and public realm/connectivity improvements across The Crescent Innovation area. Some £45,000 will be spent on alterations to the local road network.
Cars will enter the site from Seaford Road, with homes accessed by a centralised estate road leading to three separated gated car parking areas for the apartment buildings. The development will consist of a range of semi-detached and terraced houses over two and two-and-a-half storeys high.
Meanwhile, there will be three apartment blocks four storeys high built in grey brickwork with balconies for each property. The plan was presented at a prior meeting of the planning panel, but was returned because conditions relating to the remediation of the site prior to development work beginning needed altering.
These included work to prevent pollution of local water and to ensure safe development of the site 'in the interests of the amenity of future occupiers'. Councillors agreed the application without comment.
