
Sydney-based hospitality giant Merivale is set to expand its operations to Melbourne, with plans to transform an eight-storey car park in the CBD into a major entertainment precinct. The City of Melbourne has confirmed the sale of the property at 34-60 Little Collins Street to Merivale Group.
The proposed development aims to create an “iconic landmark destination precinct full of life and vitality,” featuring restaurants, cafes, bars, a hotel, retail spaces, and a “sky garden”. Merivale’s expansion into Melbourne marks a significant move for the company, which has primarily operated in Sydney until now.

Justin Hemmes, Merivale’s chief executive, expressed his enthusiasm for the project, stating, “I am ecstatic about the potential for this site and the future that it holds. This has been a passion project that I have been working on for almost a decade,” per 9News.
“We want this to be a social and cultural hub that welcomes everyone. We want to bring life, safety and enthusiasm to the precinct.”

The development is set to include some of Merivale’s well-known Sydney venues, such as Mimi’s and Italian restaurant Totti’s.
Melbourne’s Lord Mayor Nick Reece welcomed the development, saying, “It’s going to be transformed into a hospitality, entertainment and creative wonderland for the people of Melbourne. It’s going to be truly world-class… This decision is going to generate thousands of jobs and millions in economic activity.”
However, the project’s timeline remains uncertain. Dexus, a property company, currently holds a lease to operate the car park, basement, and retail premises until June 2037. The sale of the land does not terminate this existing lease, meaning Merivale would need to reach an agreement with Dexus to change the site’s use before 2037.
It’s worth noting that Merivale’s expansion comes amid controversy. The company faced serious allegations regarding its treatment of staff and handling of safety issues just last year. An ABC investigation revealed claims by former female staff members who reported feeling unsafe while working at Merivale venues and alleged that their reports of sexual assault were not adequately addressed by management.
“I am devastated to read the allegations against Merivale concerning our staff and our culture,” Hemmes told over 5000 staff via email in a response to the allegations, as per Sydney Morning Herald.
“Please be assured that we are taking this matter very seriously and do not condone, encourage or tolerate any of the behaviours which have been alleged.
“We will continue to work to address every allegation made within today’s article.”
The Guardian reported that the company had appointed Kate Eastman SC “to receive any further information from anyone on these allegations to enable her to conduct an independent investigation of any complaints made to her”.
