Major seniors living and aged care plan for old Knights training base

Wests Group has revised its plan for a large seniors housing development at the site of its Mayfield club headquarters.

The club giant has prepared a scoping report for a state significant development on the Industrial Drive site that would include 125 independent living units and a residential care facility.

The project would be built across three stages and incorporate four new buildings of five or six storeys.

Wests have requested secretary's environmental assessment requirements (SEARs) to prepare an environmental impact statement for a concept plan and the first stage of works.

The plans have been scaled back from a proposal in 2019 that included 262 units and a 216-bed aged-care facility. The Department of Planning noted at the time that the proposal's "bulk and scale are not consistent with the character of the surrounding residential area".

The scoping report said the development of the Newcastle Knights Centre of Excellence at Broadmeadow had made the land at Wests Mayfield available, particularly the sporting field.

"Wests Mayfield is poised to transform its site into a multifaceted community hub, expanding beyond its current recreational offerings to incorporate seniors housing, independent living units, and a new residential care facility," the report states.

"The proposal is poised to significantly unlock local housing stock in the area, ensuring that the next generation has access to quality, affordable homes."

All three stages of the development would include partial demolition of existing structures.

The first stage involves construction of two five-storey buildings containing about 82 independent living units and associated car parking.

The second stage also includes partial demolition of existing structures and construction of two buildings of five and six-storeys with about 43 units.

The final stage is a five-storey residential care facility.

The final two stages would be subject to separate development applications.
