Major flats plan for listed docks warehouse

More than 200 apartments could be created in a Grade II listed building on the North Docks.

A planning and listed building consent application is being prepared for the Bonded Tea Warehouse on Great Howard Street by ELG Planning on behalf of County Durham-based property firm Mandale Homes.

The application seeks to create 216 new homes, consisting of 149 one-bed apartments, 57 two-bed apartments and 10 two-bed duplex apartments.

A workspace, cycle storage area and gym would also be put together as part of the proposals along with an open-air atrium in the centre of the building, and the erection of a modern addition to the western elevation for access means, according to ELG’s website.

It says the 140-year old building, first listed in March 1975, occupies a prominent location in the city but “is presently in a poor state of repair and requires major investment to secure its long-term use.”

The five-storey building in Kirkdale is listed for its special architectural or historic interest.

The frontage on Great Howard Street still bares a carved and painted shield and motto alongside the former Bonded Tea Warehouse name painted on the brickwork.

Mandale Homes is part of the wider Mandale Group based in Stockton-on-Tees, County Durham.

According to the company’s website, it is “an established property developer and investor based in the North of England with over 30 years’ experience in building accommodation from residential to offices, shops, leisure facilities and warehouses.”

In September 2021, the firm began work on the Grade II listed Ochre Yards in Gateshead.

ELG Planning is a planning practice based in Darlington and Harrogate, established in 1995.

The company has been used by publicly listed companies and private individuals to advise on planning schemes ranging from quarries to solar farms and power stations as well as residential accommodation.
