Major development opportunity as iconic old Ayr hotel goes on the market following fire

The fire-ravaged former Belleisle House Hotel and lodge house is officially on the market - presenting a major development opportunity in Ayr.

The old hotel, which has been stripped back to a shell following a fire in 2019, is up for sale under Shepherd Chartered Surveyors on behalf of owners South Ayrshire Council.

The Category B-listed former hotel, set within the popular Belleisle Estate, is a two-storey attic and basement property dating back to the late 18th Century with some 19th Century additions. A 1970s extension was demolished some time ago.

The building has been stripped back to a shell, having been fire damaged in 2019 after a worker’s blowtorch accidentally set fire to the roof.

It was subsequently taken back into South Ayrshire Council ownership in 2020.

And in June last year, planning officers approved, in principle, an application to restore the external walls of the building and create a hotel and function suite within the footprint of the property along with an extension.

No price is listed for the historic building with offers being invited on the property.

Included in the sale is the adjacent car park and landscaped area on a site of over two acres.

The South Lodge, a gatehouse dating back to the 18th Century formed in stone with a pitched roof, is described “in poor order” and needs refurbishment.

Kevin Bell, Shepherd Partner who are marketing the property per the instructions of South Ayrshire Council, said: “The footprint of the shell of Belleisle House is 6,780 sq. ft.

“We understand that the hotel, prior to any demolition or fire damage, had a gross internal area of around 40,365 sq. ft. while the lodge house has a gross internal area of around 665 sq. ft.

“Last year planning in principle was granted by South Ayrshire Council for the restoration of Belleisle House and the creation of a new hotel and associated facilities.

“And planning consent permitting change of use of the vacant lodge house to form a dwelling house was granted this year.”

A council spokesperson said: “We can confirm that Belleisle House Hotel is currently on the market.

"Shepherds are acting as the Council’s agents and any interested parties should contact them for further information.”

Belleisle Estate offers a wide range of leisure opportunities for residents and visitors, including Belleisle and Seafield golf courses, mature woodland, and formal gardens together with a busy children’s play area.

Offers, either unconditional or subject to planning consent, are invited. A closing date for offers is likely to be set and interested parties are advised to note interest with the agents.

While sale as a single lot is preferred, individual offers for the former hotel and the lodge house may be considered.
