A LUXURY home on two acres has hit the market in Anna Bay and listing agent Dane Queenan anticipates it will set a benchmark for the sale of an acreage property in the Port Stephens region.
The six-bedroom, four-bathroom home at 34b Port Stephens Drive is set on a sprawling 10,000 square metre block.
The house is the creation of award-winning Distinct Building Design and was constructed by owner and luxury home builder, Bakker Homes.
"I have been lucky enough to market some very special properties over my 19 years in real estate and this property is honestly on another level," PRD Port Stephens selling agent Mr Queenan said.
"I have never been involved with anything like it before.
"It's more than 500 square metres of internal space and most blocks of land in the bay are generally that size, so it's pretty incredible."
The property is set to go to auction on February 10.
The highest price paid for an acreage with a house in Anna Bay was recorded in 2021 following the $3.3 million sale of a three-bedroom property at 321 Gan Gan Road, according to CoreLogic.
The floorplan spans 592 square metres and is set across separate wings, including a self-contained pool house.
The agent said a price guide was yet to be determined.
"Because nothing has been sold in the bay that is even comparable to this, it is really difficult to gauge," he said.
"It's a house that will definitely set a benchmark for an acreage property sale in Port Stephens and the quality of it, I have never seen a home of this calibre.
"We know the land would be worth around $1 million to $1.5 million alone being on two acres"
The open-plan living space at the heart of the home which has high raked ceilings and vast windows and skylights.
The luxury kitchen includes Smeg appliances, 40mm stone benchtops, brushed brass fixtures and a butler's pantry, with black cabinetry, a second sink and extra bench space.
There is also a wine cellar lined with western red cedar wood.
There are multiple living areas including a home theatre room with a big screen and recliner seating.

Mr Queenan anticipated the property would draw widespread interest from buyers.
"We think it will be a Sydney buyer," he said.
"We have already had Million Dollar Listings and Luxe Listings reach out to us wanting to share it on their social media, so it's drawing a lot of interest already.
"It has a cellar, guest quarters, even the barbecue area that has the polished concrete, everything is just so well done and they have absolutely nailed it."
The median house value in Anna Bay is $1.03 million, according to CoreLogic.
