A new 300-bedroom luxury hotel is set to take over two vacant retail plots on Edinburgh Princes Street.
Ruby Hotels plan to open their first Scottish location with a rooftop bar offering stunning views of Edinburgh Castle at the end of 2025. Another bar open 24/7 will also be located within the hotel.
The former Zara and Next shops will be taken over by Ruby to make way for the £100million development with the chain owning luxury hotels in cities such as Amsterdam, Florence and Munich, where the company is based.

The 300-rooms will span seven floors on one of the city's busiest and historic streets in an attempt to attract more tourists and breathe some new life into the capital's centrepiece.
Julian Mors, Group Director at Ruby, commented: "The hotel market in Edinburgh has proven to be very robust in the past, showing sustainable growth and offering a lot of potential for our concept, especially in the affordable luxury segment. We are very excited to enter the Scottish market with this great project.
"Hunter REIM is delighted to be able to announce the next step in the regeneration of Princes Street in Edinburgh with the announcement of a new Ruby Hotel and associated retail development at 104-108 Princes Street.
"We believe we can deliver a significant improvement in the streetscape in Princes Street and, importantly, retain some retail space as part of the development," said Andrew Moffat, Head of Real Estate and Investment at Hunter REIM.
