Los Angeles is topping off—pouring on penthouses like a third glass of exquisite champagne. Cheers to developers who are raising the glass (and the ante) to exploit 360-degree vistas within the City of Angels. There’s ample cause for celebration here, especially if you land one of these posh perches.
How rare is the air up there? Los Angeles is expansive, and its promising downtown is still comparatively small, which means penthouse views are virtually priceless and perhaps a better value than other major cities.
L.A. panoramas are unique—mountains, hills, downtown, the Sunset Strip glow, and the sunsets over the Pacific Ocean horizon. Here are four penthouse collections recently on the market (some downtown, one in Hollywood, one for rent)—pulling back Tinseltown’s panoramic curtain.
The Penthouse Collection (Metropolis Los Angeles)

Ian Shrager & Edition Hotels
The Residences at The West Hollywood Edition unveiled a pair of extravagant penthouses on the top floor above Edition Hotel, courtesy of Ian Schrager and designer architect John Pawson. On the edge of Beverly Hills, the two single-story penthouses are framed by spacious interiors and floor-to-ceiling window views of the L.A. skyline spanning the Hollywood Hills, downtown Los Angeles and the Pacific Ocean.
The penthouses feature four bedrooms, four-and-a-half bathrooms and sprawling 900-square-foot private open-air terraces for indoor-outdoor living. Penthouse A covers 6,415 square feet while Penthouse B spans 3,848 square feet.
Under Schrager’s and Pawson’s creative direction, streamlined interior spaces are inspired by the warm climate, golden light and unique spirit of Los Angeles whose panoramic pulse beats high above Sunset Boulevard and North Doheny Drive. Penthouse residences will start from approximately $15 million.

Level Furnished Living Los Angeles
Level Los Angeles is a symbol of downtown’s high-rise hipness, even as a favorite filming location for The Bachelor and The Bachelorette. The Onni Group’s luxury apartment-boutique hotel hybrid (nicknamed Level DTLA) just listed the most expensive luxury penthouse rental in Los Angeles—an 18,000-square-foot, two-story residence for $75,000 per month.
Level Penthouse sits atop the 34th and 35th floors of this Art Deco-façade skyscraper, a pinnacle four-bedroom, 10-bathroom residence with 8,000-square feet of outdoor living space and 13-foot-tall, floor-to-ceiling windows framing 360-degree views of Los Angeles. Penthouse 6 and Penthouse 5 are two recently listed downtown residences atop Ten50’s luxury roost, displaying vertical city and mountain views via floor-ceiling window walls. Penthouse 6 (listed for $2.1 million) features two bedrooms and three bathrooms over 2,273 square feet while Penthouse 5 ($1.99 million), also two bedrooms and three bathrooms, spans 2,268 square feet.
The penthouses boast open floor plans, marble countertop kitchens, walk-in closets, and high-end amenities.
