Landmark city centre HMRC offices up for sale with £36m price tag

A landmark government building in Manchester city centre has been put up for sale with a price tag of over £36m.

Trinity Bridge House at 2 Dearmans Place has been occupied by the government since it was constructed in 1998.

The building has room for 3,000 HMRC employees and includes 205,718sq ft of office space across eight floors. It also has 184 car parking bays.

Trinity Bridge House is fully let to the government on a 15-year lease which is due to expire in August 2028.

ACRE Capital Real Estate is leading the sale of the building and looking for offers in excess of £36.4m.

The advisor's sales note states: "The offices incorporate chic co-working pods and seating areas, LED and feature lighting and a mix of suspended and modern exposed services having undergone phased refurbishments by the tenant.

"As well as ongoing refurbishment works, the tenant has undertaken various works investing in and improving its workspace for its employees demonstrating their commitment to Trinity Bridge House."

ACRE Capital Real Estate is marketing the property alongside Knight Frank.
